Farmland - Gallhills comprises a good quality grassland holding sitting within a ring fenced block accessible via a private track leading from the public road on the north eastern boundary. All fields can be accessed internally. The land extends to approximately 131.24 acres (53.11 hectares) and is almost entirely Class 4 according to the James Hutton Institute Land Capability for Agriculture map and has traditionally been used or grazing and mowing purposes. A high voltage power line crosses the holding, with two towers located on the land. A high pressure gas pipeline and a Scottish Water main also pass through the farm. The land is registered for Basic Payment but no entitlements are held by the sellers.

Location

Gallhills is situated in rural Dumfriesshire, near to the village of Eaglesfield where there is a local village shop, pub, bowling green and primary school. The farm is also conveniently located for the larger towns of Annan (10 miles) and Lockerbie (14 miles) both of which provide a good range of amenities including secondary schooling. Lockerbie is a market town with a reasonable range of supermarkets, independent shops, banking and professional services as well as hotels, restaurants, a golf course and a train station on the West Coast Mainline.

Dumfries (30 miles) is the region’s largest town with a broader range of facilities including a hospital and university campus.

This area of the region sits within close proximity to the English border, with Carlisle being only 19 miles away and providing all the services to be expected of a city and also home to the independent day school, Austin Friars.

Communication links in the area are excellent with railway stations in Annan, Lockerbie and Carlisle. The M74, linking the north and south by road, lies about 6 miles to the south. The nearest international airports are at Newcastle (72 miles) and Glasgow (about 90 miles). Cairnryan lies about 102 miles to the west and is the main ferry terminal for Northern Ireland with services to both Larne and Belfast.

Dumfriesshire is a genuinely rural area of Scotland well known for dairy and livestock farming, as well as unspoilt countryside and the backdrop of the Solway Coast. The rolling landscape, extensive woodland and unspoilt coastline provide many opportunities for outdoor pursuits. Country sports in the area include fishing on the nearby rivers Annan and Nith, as well as pheasant and partridge shooting on surrounding estates. The quiet country roads are popular with walkers and cyclists, and there is golf on local courses at Lochmaben, Powfoot, Lockerbie and Dumfries. There are livestock markets at Dumfries, Lockerbie and Carlisle.

From Lockerbie, join the A74(M) heading southbound towards Carlisle. Exit at Junction 20 and turn left at the roundabout following the B7076 towards Eaglesfield village. Continue through the village and follow the road as it curves right past the entrance to Springkell and crosses a bridge. After the houses on the left, take the following left hand turning signposted Gair. After approximately 2 miles, turn right (signposted Solwaybank). Take the next right hand turning (approximately 0.7 miles) and follow the road a further 0.6 miles. The turning to Gallhills is on your right hand side. The postcode is DG14 0XZ.
