Tulchan House is approached off a minor road between Glenalmond School and Buchanty via a double driveway that impressively leads down to the house. The tarmac driveway is flanked by trees and shrubs with grass to either side and ends in a parking area to the side of the house. The property was built in two main stages, with the early part dating from the late 19th Century and the more recent part in the arts and crafts style at the turn of the century. It is a very attractive property with a covered veranda to the front, overhanging eaves, and ornate lead windows set in stone mullion surrounds. The house is harled with a pitched slate roof and benefits from a wealth of features, including wood panelling, original and decorative cornice work, well-proportioned rooms, open fireplaces, a decorative staircase in the inner hallway, kitchen with an AGA and wooden floors.

Benefitting from oil-fired central heating, the accommodation over 3 floors is as follows:
Ground floor: Entrance vestibule, front hallway, dining room, drawing room, morning room, music room, inner hall, study, kitchen with an Aga, old kitchen, pantry/cloakroom, laundry, and freezer room. Access to cellar/boiler room.

Annexe (on two floors): entrance hall, kitchen, sitting room (with wood burning stove), bedroom and bathroom, First floor: Landing, principal bedroom suite with 2 bedrooms and bathroom, 3 further bedrooms with en suite bathrooms, 4 additional bedrooms and shower room. Second floor: Bedroom/sewing room, bathroom, and boxroom. The main rooms benefit from detachable secondary glazing.

Situated behind Tulchan House is a large outbuilding comprising a garage store, garden store, and oil tank room. Within the building is a storeroom. A further workshop lies beyond with a workbench and storage. To the far end of the lawns are a log store and garden shed. The gardens and grounds at Tulchan House are a particular feature, with the setting beside the River Almond making it particularly attractive. There is a wonderful raised patio with lawns and borders to the front of the house, which is reached via a lovely old stone staircase from the house. Further beyond the front are extensive lawns with a large pond/lochan overlooked by a wonderful timber summerhouse. The ground stretches down to the river, with Tulchan House having a good stretch of river frontage. Although no formal fishing has been undertaken in recent years, and no records kept, salmon and trout are known to be in the River Almond. The land stretches up from the river and comprises bluebell and daffodil-covered mixed woodland of birch and oak with rhododendrons. Overall the setting is stunning and extremely private.

Tulchan House is situated on the southern fringe of the highlands, located in a private setting beside and overlooking the River Almond. Perth and Crieff are both within 12 miles of Tulchan House. Perth has a wide range of high-street shops, supermarkets, transport links, and professional services, as well as a concert hall, theatre, cinema, museum, and gallery. Crieff, with its Hydro and Community Campus, also has some excellent leisure facilities and plenty of independent shops, cafés, and restaurants. Gleneagles Hotel and golf courses are about 14 miles away, and there are also golf courses at Perth, Crieff, Muthill, and Comrie. The house is ideally located for outdoor pursuits, with fishing, shooting, stalking, hillwalking, and cycling all popular in the surrounding countryside. Edinburgh, Perth, and Dundee are all within easy commuting distance of Tulchan House, which is exceptionally well placed for schooling with a primary school in Harrietfield, a choice of secondary schooling in Perth, and private schooling at Glenalmond (only 2 miles away), Morrisons Academy and Ardvreck Preparatory school in Crieff and Strathallan, Kilgraston and Craigclowan schools on the outskirts of Perth
