Shells Holiday Cottages is a fabulous and luxurious holiday complex comprising 8 detached lodges and a detached thatched cottage. The site is spread over approximately 3.13 acres and is surrounded by rolling countryside and with views to The Quantocks which is an area of Outstanding Natural Beauty. The site was created by the current owner in 2010 and developed into a thriving concern, but with huge scope to increase takings and develop the site further.

Each lodge has been built to a high specification and to construction standards on a par with residential houses. Insulation levels are high and each has sealed unit double glazing and its own heating The lodges have timber cladding and each has its own garden and a private canopied hot tub. Several of the lodges have log burners or open fires and all but 2 lodges, have natural wood flooring. The largest lodge (Badger), has 4 bedrooms, 2 shower rooms, a 24 foot air source heated swimming pool, an entertainment room, with bar and pool pump room/WC and a further, bbq hut. In addition, there is a garage, detached office building, with workshop with laundry rooms and store.

Shells Holliday Cottages all have fitted kitchen units, with hob, oven dishwasher and fridge freezer. All lodges have their own hot tub, parking spaces and garden areas. The lodges comprise the following:

Shells Cottage:
Expansive sitting room with log burner, dining table for 12 and library area. Fitted kitchen breakfast room, with utility room and further rooms for fridge & freezer. There is a downstairs WC and one bedroom on the ground floor, with a further five bedrooms and three bathrooms. Shells Cottage sleeps up to 12.

Hazel & Ash (identical layouts).
Ground floor: 2 bedrooms, sitting room, with open fire and open plan kitchen/dining area and bathroom. In addition, there is a further accommodation area on the first floor, which has been let as expansion accommodation for the same booking group and this area comprises its own sitting area, a fitted kitchen, two bedrooms and a shower room. In total, Hazel & Ash, sleep up to 8 people.

Elm & Oak (identical layouts):
Sitting room, with log burner, open plan kitchen, two bedrooms and shower room. Sleeps 4 people.

Orchard:
Sitting room, open plan kitchen, two bedrooms and shower room. Sleep 4.

The location is perfectly placed for either the Quantocks, the nearby beaches or Exmoor National Park.

The current owners live on site and occupy the largest lodge, so this arrangement could be altered to allow this to be let and expected tariffs would range from £3,000 per week. Additionally, subject to planning consent, additional lodges could be created, without over filling the site.

Turnover for Shells Holiday Cottages, show a turnover of £236,147 for the year up to 31st March 2022.

From Minehead, head East on the A39 towards Bridgwater and Taunton. Travel East for approximately 7 1/2 miles and upon reaching the roundabout, where the radio masts and Tropiquaria Wildlife Park are, take the third exit, onto the B3190, signposted Raleighs Cross. Shells Holiday Cottages will be found on the right hand side, after approximately 100 metres.

4 bedrooms - 4 bedrooms over two floors, 2 shower rooms, sitting room, kitchen, 28 foot entertainment room, with bar, extensive sun deck with 30 foot, heated swimming pool and barbecue room and enclosed gardens, garage and parking. Currently occupied by business owners, so not let.
