Sellers Insight:

We have lived in this lovely barn and village for the past 17 years. In a nutshell we have loved living here, a friendly and welcoming community with lots to get involved with. Surrounding by wildlife. Hedgehog's, pheasants, and deer regularly visiting the garden. An abundance of bird life including birds of prey and woodpeckers. Two good pubs with food, post office, village store and coffee shop within 15 minutes' walk. Very quiet and lovely gardens to just sit and relax. Really feel like you get to know the seasons as surrounded by nature. Fabulous for stargazing as no streetlights for miles. We have even seen the northern lights on a couple of occasions. Lots of opportunities for walking and bike rides. The house is wonderfully light and airy in the summer months and cosy in the winter with the wood burner. Ross and Newent 10 minutes away by car. High street stores, supermarkets, independent shops, cafes, and restaurants in abundance.

Overview:

Spacious barn conversion that offers versatile accommodation over its two floors. Ideally suited to a couple or family looking for a village location, but a house that is not isolated, perhaps even an ideal lock up and leave if there is a plan to travel extensively. The first floor is given over to a wonderfully light and spacious open-plan living arrangement, with defined areas for kitchen, dining, and lounge space and benefitting further from underfloor heating. In addition, there is a mezzanine level that would make an ideal study area.

Location:

Linton village is a thriving and popular community formed around a grand and historic 13th-century church and includes a highly active village hall that stages a range of activities for all ages. Two local public houses are close by; the award-winning Alma Inn is based in Linton itself and The Penny-Farthing is set in the neighbouring village of Aston Crews (1.5 miles away) both offer fantastic pub food, real ales, and a warm and friendly welcome. Each summer, the Alma hosts several small music festivals which are well-supported by the community and the profits are donated to local charities. The popular market town of Ross on Wye is approximately five miles away and offers a good variety of local shops, supermarkets, cultural and leisure facilities. The property falls within the catchment area for several reputable primary and secondary schools and is also within easy access of excellent six-form provision in Hereford (15 miles away) and degree-level study at NMITE – Hereford's University – plus the Hereford College of Arts, and the University of Gloucestershire's campuses in Gloucester (15 miles away) and Cheltenham (25 miles away). For those who enjoy outdoor activities, there is a myriad of country walks, bridleways, and miles of interesting lanes for cyclists to explore. The nearby Forest of Dean also offers 24,000 acres of magnificent countryside, award-winning picnic sites, family cycle routes and inspiring walks. Linton is within easy reach of various other villages and amenities: Both the South Herefordshire Golf Club in Upton Bishop and Ross-on-Wye Golf Club in Gorsley are a short drive (around five minutes) away. The local village of Gorsley, just over a mile away, provides a range of facilities including a community shop, a pub and Nepalese restaurant, and an Ofsted-rated 'good' primary school. The village is also within easy reach of excellent road networks; the M50 motorway (approximately 1.5 miles away) enables good commuter links to the M5 and Birmingham in the north (one hour) and Bristol in the south (one hour). The A40 (three miles away) leads to the M4 at Newport, giving good access to Cardiff (one hour) and the rest of Wales.

Property in brief:

The entrance hall is accessed from the double height glazed front, where you will find yourself in a nice size hallway, which gives access to some generous storage areas as well as the many downstairs rooms and leads you through to the rear garden and side patio area. There are two principal bedrooms, (both being double and the master having a contemporary style en-suite shower room and large built-in mirrored wardrobes) as well as two additional bedrooms or potentially study and snug. Further rooms on this floor are the utility and family bathroom. Heading upstairs you will enter the large open-plan living space, which enjoys wonderful light, pouring in from its multiple triple aspect windows. To the right of the upstairs is the living area, which has ample space for generously proportioned sofas and a working wood burner, whilst the left-hand side is given over to the kitchen/dining area and has numerous wall and base units, built in appliances to include dish washer, fridge freezer and a double oven and hob. The kitchen area will easily house a family sized table and chairs. The central part of the upstairs has large feature windows and is a fantastic space for displaying items of furniture or artwork and from here there is a second staircase which leads to the galleried mezzanine level, which is currently used as a home office.

Outside:

The current owners have created this wonderful garden from scratch and what you find today is a lovely private space with numerous specimen trees, shrubbery, flower borders, summerhouse and decked patio area which is a real sun trap. In addition, there is a further garden to the rear which has areas laid to shrubbery and flower borders and which in turn leads to a further storage area at the side. In essence, the property offers the best of both worlds, enjoying privacy and community, with the other barns that form part of the same complex.

There is a large double garage which is much longer than a standard garage and could accommodate a number of cars, bikes, motorbikes. There is electrical supply and lighting as well as an EV charging point directly by the door and parking area. At one point the current owners had considered looking at converting this building into additional accommodation. Naturally any changes of this nature would be subject to any necessary planning applications.

General / Services:

EV charging point right outside the double garage and parking area.

Mains electricity and water. Cable/Satellite and broadband. Septic tank and oil-fired central heating. (New boiler in Dec 2021) The boiler is situated to the rear of the property. There is also a communal area for bins and separate bays that cater for the oil tanks.

Council tax band E Herefordshire County Council.

Directions:

Leave Ross-on-Wye using the B4324. At Traveller's Rest, take the 3rd exit onto M50 heading to The Midlands/Worcester/M5. At junction 3, take the B4221 exit to Newent, turn left and then take the next left. Turn and continue onto Woodend Lane, where you will find the property on the right-hand side close to Great Woodend Farm and as indicated by the For-Sale board.
