In addition, local villages such as Halwill with its shops, pub and school and Bratton Clovelly with the well-known local inn are within a short drive. The town of Okehampton offers an excellent range of shops and services, three supermarkets including a Waitrose and nationally and locally owned shops and businesses. There is schooling from infant to sixth form level, a modern community hospital and attractive leisure centre. It now also has a railway station connecting with Exeter.

The Glamping Accommodation - DEVON DEN
A spacious cabin sleeping up to 6, being double glazed and of insulated timber construction beneath a sectional iron roof. The internal accommodation incorporates a living/dining/kitchen area with a separate bedroom and shower room and a mezzanine bedding area. An attractive AGA wood burner provides heat as well as LPG central heating and cooking. To the front is a timber framed veranda with beautiful views with gravelled barbeque area and new, wood-fired hot tub alongside. A solar array provides power.

CARPENTERS CABIN
A more compact cabin sleeping up to 4 people with accommodation incorporating an open plan, living/dining/kitchen area and separate shower room and bedroom with further mezzanine bedroom area. The property is of insulated timber construction beneath a sectional iron roof and has LPG central heating and cooking. There is also a stylish AGA woodburning stove and the windows are double glazed. To the front is a timber framed veranda and gravelled terrace area with barbeque overlooking the pond and this cabin also has a new, wood-fired hot tub. An adjacent solar panel array provides power.

Outside - The property is approached from the lane through two timber gates with the driveway and large gravelled parking/turning area for a number of vehicles. Below the parking area are areas of terraced garden with paths and steps giving access to the cabins. Below Carpenters Cabin is a large pond in timber decked surround, which is a natural haven for wildlife. Adjacent is the reed bed which filters the waste water from sinks and basins and contains common reed and iris. Adjacent is a poly tunnel and raised vegetable beds, which provide home grown produce for the guests.

The main portion of the grounds incorporate areas of woodland garden, bordered along one entire boundary by a natural stream. There are a variety of trees including a large number of birch and alder planted within recent years. There is also an edible hedge with sloe, plum and rosehips. In addition to the cabins, there is a separate handmade sauna, storage building and log store. Beyond the cabins and grounds is an additional area of paddock, again bordered by stream and trees with separate gated access from the road.

The Business - Devon Dens is producing an excellent turnover having being established over 10 years ago winning both regional and national awards. Directions - From Okehampton take the A3079, towards Halwill Junction and Holsworthy. Continue until reaching Castle Cross (large communication mast on right hand side) and here turn left signposted to Bratton Clovelly. Proceed for approximately ½ a mile before turning right at Salt Box Cross towards Germansweek. After approximately a mile, the entrance to Devon Dens will be found upon the left hand side.

Fixtures And Fittings - Only those mentioned in the sales particulars are included with the sale. All others are excluded but may be available by separate negotiation. However, the majority of furniture, contents, fixtures, fittings and equipment will be included.

Stags Okehampton office is situated close to the town centre, just off Market Street, near Waitrose and there is plenty of car parking.  Situated on the northern edge of Dartmoor, Okehampton is an ancient West Devon town, on the edge of which are the ruins of a Norman castle, now owned by English Heritage and open to the public. Okehampton has excellent shopping facilities, as well as a range of supermarkets and a new hospital. It is well served for leisure activities with a cinema, leisure centre, swimming pool, golf club and the delightful Simmons Park. The A30 provides direct access to Exeter, with its mainline rail, airport and M5 motorway connections. The town's wool and tin history, which created its wealth, can be found in the Museum of Dartmoor Life and is a good starting point for any visitor, before embarking on any number of trails and footpaths through the beautiful Dartmoor National Park.
