This is a house in the sky with design and functionality that belong in only the highest quality homes. This becomes evident as soon as you walk into the hallway! There is a formal hallway with access to the bedrooms and laundry, with the stairs leading up to the higher levels circling a custom made crystal chandelier that drops the four floors with icicle crystals with metal fleck that casts a stunning light. Opening the hardwood triangle designed door into the master bedroom reveals the level of decoration that you can expect throughout the apartment, with a super King size bed that has been
custom made with fabric that follows onto the fabric faced headboard wall. The walnut lined headboard with cushioned Japanese silk fabric becomes the focal point for this large master bedroom. The three panel glass wall with double opening sliding doors that allows access onto the winter garden, dominates the room with the open aspect view of the Wharf itself and the magnificence of the buildings around. Two doors lead off the master bedroom, one into a walk in wardrobe with ample hanging and drawer space and the other into the en suite bathroom. The pocket door slides into the wall giving a door that disappears, allowing free flow from the bedroom into the bathroom. The bathroom following the triangular theme throughout the building with a
window facing south over Greenwich, and the patio style doors sharing the view west over the wharf and towards central London. The bathroom is a combination of marble and stone giving an earth tone feeling, soft yet striking. The double wash basins sunk into marble with heated mirror allow for a perfect ability to get ready in style.

The rain shower coming from the 9 feet ceiling refreshes you ready for the day or the pear shaped bath allows you to soak in the tub enjoying the dramatic views, whilst relaxing modern day stresses away. The custom installed lighting system was a major upgrade,
allowing mood settings in every room and the bathroom is no exception. Credit must be given to the architects that designed the triangular façade external wall that gives incredible privacy preventing anyone from outside to see through the two sets of glass due to refraction of light from outside but allows unrestricted views looking out.
The apartment has underfloor heating with independent controls for every area, with floors in the main apartment varying from stone tiles to structured noise deadening and insulated wood floors to carpets in the bedrooms. The heating system is a central building system operated by extracting heat from the river using reverse cycle air conditioning technology giving a carbon neutral heating system, revolutionary for a domestic development of this size. The comfort cooling, which is located in every room throughout uses the same technology, this time extracting heat from the building and using the river to cool the heat exchangers again giving a carbon neutral system. This efficiency gives incredibly low running costs for the apartment combined with the façade external
wall giving extreme insulation properties. As part of the service charge water is delivered to the apartment at 25°C, meaning the domestic hot water and underfloor heating water is at 25°C at all
times making for a very inexpensive task to heat the water to the desired temperature. Underfloor heating systems run at 30°C. With having no compressors for the cooling system, the system is silent other than the slight whisp of air from the fans.
The whole apartment has been fitted with Sonos allowing music to be played in every room, all the same or all different depending upon taste. The amplifiers are situated in the control room, feeding signal to the Bowers and Wilkins CCM 682 in ceiling speakers giving incredible sound quality without the necessity of using intrusive boxes with unsightly cables in each room. The system can be controlled by your phone, or the iPad's located in the rooms using the Launchport system to house and charge the iPad's to ensure they are always at your fingertips.
The second bedroom is a unique design with the sleeping and dressing areas separated by the wardrobes. A door opens into a dramatic bathroom with stone tiles and marble. The rain shower again from the 9 feet ceiling refreshes you for the day ahead.
The third room is a double bedroom, but currently used as a study / games room with built in cabling for Xbox and PlayStation systems. Built in wardrobes are a standard feature.
The laundry situated on the bedroom level has a separate washing machine and tumble dryer inside a custom built area.

The stairs lead up to the 29th floor where the main open plan living starts. At the top of the stairs is a small landing and door leading off to a bathroom again with stone and marble giving a luxurious feeling as you freshen up. The door opens into a very large open plan room taking up almost all of the 29th floor with breath taking views from the expansive glass walls along the west side. There are five opening sliding doors that allow the room to be extended into the magnificent winter garden area with the 47 feet high glass façade wall made up of louvred glass with many of the louvres opening giving you that inside / outside feeling with the security of knowing you are inside. The lounge area is on the south west side of the room looking out west and onto a walled garden
decorated with faux shrubs and plants giving the appearance of a living wall inside your living room.
A custom made walnut unit houses a vapor fire giving homely moving flames. The central part of the room is the dining area giving a feeling of connection between all areas and has a DNA crystal chandelier from Timothy Oulton casting stunning light around the room. The gourmet kitchen, a serious upgrade from the developers, is of German manufacture and has been ergonomically designed to both look amazing and be functional. All appliances are Miele comprising of a large oven, a small oven, a combination microwave and conventional oven, a steam oven, a plate warmer drawer, a 90cm induction hob with extraction, a dishwasher, full height freezer, full height fridge,
wine cooler and a Kooker hot tap. There is a central island built on a stainless steel platform allowing the floor to flow beneath giving an open feeling, with a breakfast bar on one side. The room has electrically operated blinds that can be individually lowered to shade the sunlight.
Off the kitchen is a hidden door that leads into an individually air conditioned control room that houses all the systems, electrics, Sonos amplifiers, Rako control system and the Control 4 system.
This is the heart of all the systems in the apartment and is conveniently hidden out of sight.
Follow the stairs up the level 30, and this opens up to another reception room. Currently fitted as a cinema in the sky, it has panoramic views south and west, but to the north, the sliding doors open
up to a winter garden of relaxation and comfort, with a large six person hot tub sunk into them ground, with a hidden door leading to a shower and sauna. Sitting in a private hot tub on the 30th floor looking west over the wharf and central London in the distance, is part of the life style this apartment gives you. The lit wall on the north face goes up 36 feet to the top of the building giving you that expansive openness with the glass louvres allowing fresh air to fill the area when desired, but giving you the comfort and security knowing you are outside, but protected and safe. Another bathroom on this level gives you ability to change this whole floor into an owners private level bedroom with the views over Greenwich, the Wharf and the spectacular lights from all the high rise
buildings, as well as central London in the distance, then opening doors giving you access to the hot tub and sauna.
The stairs take you up to the 31st floor, the sky lounge, a semi open area with 270° views of London. An area for relaxing and admiring the splendor of the views and the open feeling of a private sky lounge, or party room in the sky. The room also looks down onto the hot tub and all the other winter gardens giving you the most open feeling imaginable, unique, exclusive, exhilarating.
The whole apartment is a unique life style in London, covering close to 3,800 sq feet of amazing space. The building is unique with its green energy systems and 100% carbon free footprint. The heating and cooling systems are efficient and extremely economical to run. The Penthouse enjoys features that include a residents lounge, gymnasium, two secure underground parking spaces, a huge self contained storage room and a private garden. and boasts service charges which are among the lowest of any
apartment building in the area at approx £6.00 per sq foot. In comparison to other buildings in Canary Wharf.
This apartment is a lifestyle itself, with its extremely high quality fittings, bathrooms, appliances and spaciousness. From the upgraded German gourmet kitchen that was ergonomically designed, to the mood lighting system and music systems throughout controlled by iPads. The decoration, the furnishings, the automated blinds and curtains, and many more features to make living here an absolute thrilling experience every day!
