The land lies at 110m above sea level close to the southern boundary before rising to 240m above sea level at the brow of Hill of Beath. To the north the land drops away to 150m above sea level. The land is categorised as predominantly class 3.2 with areas of 5.1, 5.3 and 6.2 by the James Hutton Institute for Soil Research. From the top of Hill of Beath there are exceptional panoramic views of the surrounding countryside, across the Firth of Forth and beyond to Edinburgh and the Pentland Hills.

Interspersed throughout the land there are number of woodland strips and shelter belts which provide amenity and shelter for livestock and wildlife. There is a central, shared, track that gives access to a number of the fields and there is a useful internal track which leads to the northern part of the land holding.

Building
Lying close to the access track there is a useful farm building which was constructed in 2020. The shed is of steel portal frame construction with concrete panel and timber space boarding walls, fibre cement roof and a hardcore floor. On the gable ends there are concrete pads which provide storage space. Surrounding the shed there is a useful yard.

Location

Hill of Beath Farm lies to the south west of Cowdenbeath a popular commuter town in West Fife. Cowdenbeath has a range of services, schools and facilities including a train station with regular services to Edinburgh. About six miles to the west lies the town of Dunfermline which provides a wider range of services, shops and leisure facilities. Edinburgh and it’s international airport can both be reached in less than an hour by car.

From the M90 leave at the Halbeath Junction (Junction 3) and take the A92 heading East. At the first roundabout take the third exit onto the B925. Continue on this road until the T junction with Main Street. Turn left on to the B981. Continue on this road for about 0.5 miles and turn left onto Netherbeath Road. Travel along the track and the farm shed and yard are on the right hand side.
