Description

The Circus
The Circus, originally called King’s Circus, was designed by John Wood the Elder in the 1750’s. The vision was to recreate a classical Palladian architectural landscape for Bath, inspired by the Roman Coliseum but whereas The Coliseum was designed to be seen from the outside, The Circus faces inwards. Originally the central area was paved covering a reservoir serving all the houses, which was later turned into the enclosed garden you will find today. There have been numerous historical figures in residence at The Circus including William Pitt the elder, Thomas Gainsborough and the novelist William Makepeace-Thackeray.

26 The Circus is situated on the southern side and is one of the finest examples of Bath’s Georgian architecture. The property is constructed of classic Bath stone elevations under a slate tiled roof. Three classical orders (Greek, Roman and Corinthian) are used, one above the other in the elegant arched facades. The frieze of the Doric entablature is decorated with alternating triglyphs and pictorial emblems including serpents, nautical symbols, devices representing the arts and sciences, and Masonic emblems. The parapet is adorned with stone acorn finials.

The property enjoys a pleasant outlook to the front over the central circular green where there is a group of mature plane trees. To the rear, the property enjoys a stunning view towards Bath Abbey and the surrounding city enveloped by countryside and hills.

Description
A magnificent Grade I listed townhouse in this world famous address. The property was sympathetically restored from apartments into a complete house and offers a wealth of period charm and character with truly exceptional proportions and features such as sash windows and extravagant cornicing.

The property is approaching 7,000 sq ft and has versatile accommodation over six floors. Within the grand entrance hall is a very attractive staircase leading to the upper and lower floors. The kitchen/breakfast room is to the rear on the ground floor and has a wonderful bow window which is mirrored on the first and second floors. To the front is the formal dining room. This floor also comprises a cloakroom and the butler’s kitchen with access to the rear garden.

On the first floor is a truly magnificent drawing and withdrawing room. The withdrawing room features a wet bar and there is a wonderful view via three sash windows through the famous central trees of The Circus. The rear views are really very special and extend south east and west across the rooftops of the city and up to Bath’s southern slopes.

The whole of the second floor is occupied by the principal bedroom suite with a very spacious bedroom, luxurious bathroom and a dressing room with beautiful joinery. The third floor comprises three excellent size bedrooms and the family bathroom.

The lower ground floor and the under lower ground floor are very versatile spaces. There is independent access from street level into the front courtyard. There is a commercial heating system housed in the plant room. The original kitchen of the house with exposed fireplaces could be a fantastic office or further living space with a kitchenette. There is a bedroom and a bathroom to the rear and therefore this area could be used for a multitude of different purposes. There is a utility/garden kitchen to the rear which has direct access to the garden.

On the under lower ground floor, the original room housing the bread ovens has been restored to provide an excellent space for hosting drinks from the adjacent wine cellar. To the rear is a shower room, a gym/studio and access to the rear terrace.

Outside
The garden of 26 The Circus is incredibly spacious due to the property sitting in the middle of this crescent. You have access from the ground floor and the lower ground floor. There is a wonderful terrace, raised beds and lawned areas.
