THE HOLDING

SOIL
Applicants will be expected to produce a soil management plan. The Landlord will instruct a soil analysis to be completed as part of the ingoing Schedule of Condition, and the subsequent results will be available to the incoming tenant. Information will include details and indices and target soil condition that the successful tenant will be expected to achieve and maintain. The Landlord will charge 50% of the cost of the Schedule of Condition to the tenant. Three months before the tenancy termination date, the tenant will be required to obtain a further soil analysis as part of the outgoing Schedule of Condition.
ENVIRONMENTAL SCHEMES
The holding is not currently entered into any environmental or countryside stewardship schemes; however, the previous tenant had ELS and HLS in place from 2012 - these agreements ceased in 2022. The Landlord wishes the new tenant to continue to farm with an environmental focus, therefore prospective tenants should include detailed proposals within their tender.
BASIC PAYMENT SCHEME
Entitlements will not be included in the new tenancy and the 2023 payment will be claimed by the current tenant. The incoming tenant must ensure they comply with the requirements of the scheme until the end of 2023.
OUTGOINGS
The successful tenant will be responsible for all financial outgoings associated with the holding during occupation.
BOUNDARIES
