Description

Nottylees is an immaculately presented and well managed arable farm lying in a highly scenic and accessible location. The farm is reached directly off the public road and a driveway leads past the residential properties to the farmyard and buildings.

Nottylees has been run in hand by the current owners for the last 25 years producing a variety of high quality cereal crops. The farm follows a typical five crop rotation of winter wheat, winter and spring barley and oil seed rape. The winter and spring barley crops are sold for malting. The farm is predominantly south facing, gently sloping and free draining. The fields are well laid out with a central track running the length of the farm on the southern side with good access from the public road to the fields on the northern side. The arable fields are of a good workable size and shape and are well suited to modern farm machinery.

Average rainfall in the Scottish Borders is low in comparison to the rest of Scotland with an average of 678 mm in a typical year. Similarly, the average temperatures typically remain above freezing in the winter and warm in the summer with an average temperature of 20°C in July.

In total, the land extends to about 461 acres and is predominantly productive arable land interspersed by areas of permanent pasture which are let out on seasonal grazing agreements.

Lot 1:
Nottylees Farmhouse is a charming and substantial house lying in a peaceful and sheltered position enjoying exceptional views over the surrounding countryside and the River Tweed. The house is approached from the public road through a gated
driveway which is flanked by mature shrubs and trees. The driveway leads to the rear of the house where there is ample parking space. Situated away from the farm buildings, the farmhouse sits in its own gardens and grounds which extend to about 4.70 acres. Constructed primarily of stone with a harled exterior under a pitched slate roof, the house benefits from generous and flexible reception space on the ground floor and six double bedrooms on the first floor as shown on the accompanying floorplans and photographs. The front door opens to a reception hall and from here the accommodation flows. Of particular note are the principal reception rooms which are both well-proportioned and have an abundance of natural light. The dining room has a dual aspect overlooking the garden whilst the drawing room has a sun room and a broad window, making the most of the surrounding countryside views. There is a well appointed dining kitchen which has handmade units and a central island with a polished oak worktop. There is a gas fired (LPG) range cooker and integrated white goods. Gardens and Grounds
The farmhouse sits in generous and well maintained gardens and grounds. To the front, rear and side of the house there is an enclosed garden which is predominantly down to lawn interspersed by specimen azaleas, rhododendrons and cherry trees which provide a wonderful array of colour in the late spring and summer months. To the south of the house, beyond the back drive, there is a hedge-lined paddock, which extends to approximately 1.5 acres.

Annexe
In 2005 the current owners made significant alterations and improvements to the rear of the house. On the ground floor there is a W/C and laundry room, workshop / store room with a single garage door and a double garage. Everyday practicalities were thought of at the design stage with a useful amount of circulation space provided and a PTO driven generator installed in case of an outage. On the first floor there is an open plan kitchen/sitting room, two bedrooms and a shower room. LOT 2 :

Grieve’s Cottage
Forming part of the traditional steading is a well-appointed farm cottage which has been renovated to an excellent standard. The accommodation is light and bright and at its heart is an open plan, double height kitchen/dining/sitting room with a wood burning stove and exposed timber roof beams. There are two double bedrooms and a generous bathroom. Close to the front entrance is a useful study, shower room and utility room. French doors open from the sitting room to an enclosed garden which has a south facing aspect and provides a sheltered patio, lawn and raised beds.

Farm Cottages
Located on the roadside opposite the farm steading are five cottages. The two storey row is of traditional construction, painted white with pitched slate roofs. Sitting elevated, the cottages enjoy fantastic views to the north across the Tweed valley. Internally the accommodation varies, with each comprising a sitting room, kitchen, bathroom/shower room and separate w.c. The majority have two bedrooms excluding one which benefits from an additional bedroom. Externally to the rear, each of the properties has a significant garden area. The cottages are let under Short Assured Tenancies, except cottage No.2 which is subject to a Private Residential Tenancy. Cottages no. 3 and 5 have the use of two garages within the traditional steading.

Farm Buildings
The farm buildings at Nottylees comprise a useful range of traditional and modern sheds. The buildings provide machinery and grain storage and grain drying facilities. The buildings and infrastructure have been set up in such a way that minimal input is required throughout the year and, in particular, during harvest. Sheds 1 & 2 have recently had a new box profile roof installed covering the original asbestos sheeting. There is ample yard space and the buildings are serviced by three phase electricity and mains water.

Land
The land extends to 456 acres and comprises 392 acres of arable and 45 acres of permanent pasture. All of the farmland is classified as Class 3(1) by the James Hutton Institute for Soil Research. This productive arable land lies between 50m at its lowest point near the public road on the north side of the farm and 125m above sea level at its highest point before gently dropping to 80m above sea level on the southern boundary. The soil is of the Whitsome series which is capable of growing high quality and high yielding cereal crops. The soil is made up of Upper Old Red Sandstone and Silurian greywackes.

Location

Centrally located in the Scottish Borders, Nottylees sits in a most splendid position overlooking the River Tweed. The farm lies on the Scotland / England border and sits between Kelso (6 miles to the west) and Coldstream (8 miles to the east). The immediate area is particularly attractive and is characterised by the gently rolling fertile farmland of the Tweed Valley. The Scottish Borders is highly popular, unspoilt and famed for its scenic landscapes, productive farmland and country sports. The nearby River Tweed is one of Scotland’s finest salmon rivers and the well managed grouse moors of the Lammermuirs lie to the northwest. This is also wonderful riding country with three active hunts (Buccleuch, Berwickshire and Jedforest packs) and pony clubs nearby. Kelso Racecourse is an easy drive and there are many golf courses in the area, including the picturesque 18 hole championship course at The Roxburghe and a course at Jedburgh.

Kelso is a thriving Borders town which is well geared to serving the local community, country sports enthusiasts and farmers alike. There is a wide range of local facilities including shops, leisure and professional services as well as primary and secondary schooling (the new high school was opened in 2017). St Mary’s Prep School is located in Melrose (20 miles) whilst Longridge Towers near Berwick-Upon-Tweed (16 miles) provides both private primary and secondary education. There is also an excellent choice of private schools in Edinburgh together with all the cultural, professional and shopping facilities expected of a capital city.
Edinburgh city centre (50 miles) is highly accessible via the A68 through Lauderdale or via the A1. Berwick-upon-Tweed lies 23 miles to the northeast and offers a regular rail service on the main east coast line to London King’s Cross (journey time from 3 hours 40 minutes). Both Edinburgh Airport (58 miles) and Newcastle Airport (62 miles) offer a wide range of domestic, European and international flights. The area is well served by numerous grain merchants, agricultural suppliers and livestock markets, including St Boswells and Wooler. The major agricultural show, The Border Union, takes place in July at Kelso and the annual Kelso Ram Sales in September is the largest event of this type in Europe.

From Kelso, travelling east, follow the B6350 towards Cornhill for approximately 4.5 miles. Nottylees is signposted on the right hand side. Follow this single track road for approximately 1 mile, at the top of the hill there will be a row of cottages on your right hand side and the entrance to the farm straight ahead. From the south, head north on the A697 towards Cornhill-on-Tweed. Pass through the village and turn left onto the B6350 sign posted to Wark and Carham. Follow this road for 5 miles and Nottylees is signposted on the left hand side. Follow this single track road for approximately 1 mile, at the top of the hill there will be a row of cottages on your right hand side and the entrance to the farm straight ahead.
