For many years a traditional South Ayrshire farmhouse stood at Drumbain. It is now a far cry from that farmhouse, with its striking design combined with its original features, its dominating position a short distance from the shoreline and its breath-taking views over the Firth. Perhaps the most striking feature of Drumbain is the use of glass in the construction of the extension and the full height window walls of the kitchen/dining room that provide a mesmerising, almost surreal, connection with the seascape that dominates this part of the Ayrshire coastline. Work was carried out to turn Drumbain into the exceptional family home that it is today, with an inspiring design and high standard of finish that reflects imagination and attention to detail, and which ensures that its occupants want for nothing by way of comfort and convenience with outstanding family living and bedroom accommodation. Three of the bedrooms have stunning sea views and four of the six bedrooms have ensuite facilities, with the remaining two sharing the family bathroom. The beautifully equipped kitchen/dining room runs the whole width of the house and is connected to both the lounge (and snug), therefore creating an expansive space for entertaining.
To the north and west of the house is an attractive range of courtyard buildings which, subject to obtaining the necessary consents, could be converted to create additional (stand-alone) accommodation. Open fronted, with four sets of French windows opening towards the sea, they currently consist of a gym/studio, with spa facilities, and storage space on two floors, consisting of log store, double garage, 3 storage barns with 2 attic rooms
At the front door is a large gravel courtyard with ample room for parking beside which, and surrounding the house, are beautifully maintained lawns and flower beds, connected by gravel pathways, leading to a ha-ha separating the garden from the agricultural land. Immediately to the south and west of the kitchen/dining room, connected to it by way of sliding glass doors, is a large, timber-decked terrace that makes the most of the views out to sea, the surrounding garden and the woodland that gives a stunning backdrop to the house. Lying to the north of the house is the well-stocked walled garden through which flows the burn. Below the walled garden is Drumbain Glen, an enchanting, wooded area (dominated by spring flowers), where the burn continues its journey to the sea. A path, beside the burn, continues down to the shoreline and coastal land, both of which are a haven for a huge variety of wildlife such as duck, seabirds and marine mammals, which are often to be seen on land and out at sea. The shoreline provides superb opportunities for picnics, and, for the more adventurous, swimming, paddleboarding and windsurfing . The remaining land at Drumbain is made up of three grass fields which are registerd for IACS. They are currently let for seasonal grazing. No entitlement to Basic Payment Scheme subsidy is included in the sale.
Drumbain is situated in a dramatic, coastal setting, just over a mile north of the popular South Ayrshire harbour village of Dunure, 5.5 miles south of Ayr and 11.5 miles north of Turnberry, putting it well within commuting distance of Glasgow (45 miles). There are regular train services to Glasgow from Ayr. Local services, including a primary school can be found in Alloway (4.5 miles; also the birthplace of Robert Burns). Ayr also provides a wide range of shops, supermarkets, professional services and schools, most notably Wellington School which offers private coeducation. Glasgow is a vibrant and dynamic city and is also easily accessed by road. Edinburgh, Scotland's famous capital city, lies approximately 86 miles to the northeast. Prestwick Airport (8.5 miles) has regular low-cost flights to continental Europe. Glasgow Airport and Edinburgh Airport provide a wide range of domestic, European and international flights. The Cairnryan ferry (40 miles) takes about two and a half hours to Belfast.
South Ayrshire, and more notably its coastline, is well known for its rich and varied landscape, lovely beaches and coastal walks, dairy and livestock farming, horse riding, horse racing and golf. The Ayrshire coast is famous worldwide for golf (“The Golf Coast”), with championship courses at Royal Troon, Prestwick and Turnberry, all of which have hosted the Open Championship. Ayr Racecourse has regular race meetings, on the flat and over jumps, and hosts the Scottish Grand National and Ayr Gold Cup. Only a short distance to the north is the popular sailing area of the Firth of Clyde with yachting marinas at Troon and further up the coast at Largs and Inverkip. Smaller boat mooring is available at Dunure harbour.
Turnberry 11.5 miles, Ayr 5.5 miles, Glasgow 45 miles, Prestwick Airport 8.5 miles (Distances approximate)
