The Property
Brookside Farm is a handsome traditional stone-built farmhouse with beautiful gardens, range of outbuildings and land of around 1.83 acres, occupying a wonderful rural location and surrounded by glorious countryside. The farmhouse has been extended and updated over the years to offer spacious and inviting accommodation, including two generous reception rooms and four double bedrooms.
The front door open to an entrance hall with access to the reception rooms either side. Everyday access is from the rear, where the welcoming rear hall has practical tiled flooring. Both the drawing room and sitting room face south to capture the best of the sunlight throughout the day, with windows overlooking the formal gardens outside. The lovely drawing room has a striking stone inglenook fireplace housing a woodburning stove. French doors step out to the patio. The sitting room offers a cosy escape with an attractive feature fireplace. The triple aspect kitchen/dining room is fitted with an abundance of storage and workspace, along with an integrated double electric oven, dishwasher and fridge. Wood flooring flows underfoot to complement the wood panelled cabinetry. There is ample space for a large dining table and chairs. Accessed from the rear hall is a generous utility room with additional sink, storage and space for white goods. Also off the hall is a useful ground floor WC.
There are four generous double bedrooms arranged across the first floor. The principal bedroom benefits from a dual aspect and excellent storage within a large cupboard. The bedroom is served by an en-suite shower room with shower cubicle, wash hand basin and WC. The three remaining bedrooms offer great versatility; one bedroom is currently configured as an office, ideal for working from home. These bedrooms are served by a spacious wet room/bathroom.
Externally
Brookside Farm occupies a plot of around 2.26 acres in all. Gardens wrap around the south and east elevations. Well-maintained lawns curve amongst planting beds filled with a wide variety of species, putting on a vibrant and colourful display. Patio seating areas also sit on the south and east elevations, and a summerhouse is tucked away to one side.
The traditional single storey stone-built outbuildings sit to the north side of the property, incorporating a barn, tack room, stables and workshop. These outbuildings provide excellent space and storage, and could offer a host of possibilities such as annexe accommodation, subject to securing the necessary permissions. A wide yard provides lots of parking space.
Beyond the gardens and stretching to the south is land of around 1.83 acres. This is good, level grazing land with well-maintained boundaries and fencing.
