When I first walked into this flat I was instantly taken aback by the feeling of light and space. It was a summer's day and the light poured in through the large windows, illuminating the living room.
Compared to other properties I'd viewed in the area, the room sizes were far larger and the windows and high ceilings added enormously to that sense of space. Along with the exposed brick wall in the living room, I feel it gives the flat a very unique character, in a New York Warehouse style.
The balcony and living room are a suntrap from mid-afternoons in the summer, allowing us to enjoy dinner on the balcony in the warm glow of the setting sun. We especially appreciated having the balcony over the pandemic!
The flat is located right in the sweet spot between Peckham and Camberwell, being a 15 minute walk to either. So you're within easy reach of the cultural and leisure offerings of Peckham (eg. live music, art exhibitions, yoga classes, rooftop cinema and markets, and of course the Peckham Plex!), cafes and boutique shops of Bellenden Road, and Camberwell's many great pubs (The Stormbird - great craft beer selection and bring your own food, including the delicious falafel wraps from next door - and the Hermit's Cave - a proper old fashioned boozer - are particular highlights) and restaurants (Nandine's Kurdish restaurant and Theo's pizzeria are among our favourites).
We are also very fortunate to have the wonderful Burgess Park a 5 minute walk away. The park is a real community hub, with something for everyone… a duck pond, tennis courts, woodland walk areas, bountiful cherry trees, BMX track, table tennis, football pitches, grassy knolls to sit and watch spectacular sunsets over South London, and a fantastic clubhouse Café with delicious coffees, pastries and toasties. It's a fantastic place to walk and take a break from the city.
There's been a real feeling of coming-together and community in our building in recent years. There are Whatsapp residents groups and regular residents meetings.
The neighbours in our corner of the building are all lovely. We all know each other and help each other out, receiving deliveries for each other, lending tools or even that missing ingredient we forgot to get from the local supermarket (just 2 mins walk around the corner, by the way).
Having a gated parking space with the flat was another big plus point for me when I bought the property. Even better that it's gated so secure at night which helps with the insurance premium.
Transport links are fantastic - you're a 15-20 min bus ride away from Elephant & Castle, after which central London awaits! And you're just a bus ride away from Dulwich, Brixton, London Bridge and Vauxhall too. Or, if you're a cyclist, you can reach the city in 15-20 minutes, or an hour's walk for an adventure on a sunny day. We've always felt very well connected living here.
