Land
The land extending to approximately 81.97 acres (33.17ha) is all permanent pasture that is capable of producing a good crop of silage. The fields are separated by a mixture of fences and mature hedgerows. The land is in good condition and is well suited to silage production and provides good quality grazing. The land is well drained and has been well managed in recent times. The land is predominantly Class 4.1 according to the James
Hutton Institute for Land Classification.

The external boundaries are a mixture of hedges and post and wire fences which are in stock proof condition. Each field is accessed from internal tracks which appear to be in good condition and allow easier machinery access or from the public road. The farm lies between 40m and 60m above sea level and is gently undulating. Water appears to be supplied through troughs.

Development Opportunities
Planning permission has been granted for a new 3 bedroom house on the farm. Permission was granted in January 2023 under application number 23-00027 and more information can be provided by the selling agents.

Bellevue Farm is situated in Sliddery, which is a small hamlet located on the southwest coast of the Isle of Arran. It is approximately 13 miles southwest of Brodick and 5 miles southeast of the village of Blackwaterfoot. The property offers breath taking countryside and sea views over the Firth of Clyde to Ailsa Craig, The Ayrshire
Coast and on a clear day to the Northern Irish Coast. Sliddery and the neighbouring Kilmory are friendly villages with wide community spirt. The nearest primary school is in the neighbouring village of Kilmory and the secondary school situated in Lamlash, to which pupils are conveyed daily.

Post Office, a hairdressers and a newsagents. There is also
a Petrol Station and the Kinloch Hotel with its excellent
