Originally a period cottage that has been renovated and extended by the current owners over the last twenty one years, it has been a much loved family home which now provides excellent accommodation that has great flexibility in how it can be used.

The front door opens into an entrance hall that has a feature fireplace with range and very good built in storage. From the inner hallway there is access to the drawing room that has a wood burning stove set in the inglenook fireplace, windows overlooking the garden and doors onto the terrace.

The kitchen is fitted with a range of cupboards, has a central island and an oil fired Aga. The kitchen opens into the dining room, one of the first extensions made which has double doors onto the terrace which over looks the garden and river. At the rear of the house are very useful rooms including a utility, larder, WC and rear hall / boot room.

Upstairs in the original part of the house are four double bedrooms and a shower room with a large landing area having built in book shelves. The house was considerably extended in 2007 to provide two further reception rooms on the ground floor that are used as a sitting room with wood burning stove and a study or optional further bedroom and there is a ground floor shower room adjacent. Upstairs are two further bedrooms, one with en suite shower and a further bathroom. Whilst there are two staircases, the house has been designed and used to function as one property although it has potential for a self contained annex or holiday let.

Garden and grounds
Set back from the lane and accessed via gates onto the large driveway where there is plenty of parking in front of a double garage. A pathway leads to the front of the house with terraces on either side and a further terrace set outside of the dining room. There is an old stone building that has storage and also has had a pizza oven and barbeque built in to the open fronted part.

The plot extends to about 1.4 acres (1.75 acres if the river bed and extended river bank are included) and is interspersed with mature trees, flower beds and borders.

A low wall and bund have been formed in the garden with an outer lawn area that runs down to the river banks and there is also a small paddock / wild meadow area that adjoins the river. Overall, there is about 300 meters of single bank fishing that extend back into the field to the rear. At the back of the house and enclosed by mature hedges is a small orchard and vegetable garden.

Services
Mains water and electricity. Oil fired central heating. Fibre optic is connected to the house. Private drainage to a septic tank. There is an electric vehicle charging point to the out building by the driveway.

Agents Note
The owners have lived at the property since 2002. In 2007 they had some water in some rooms from the river and at a later date from ground water most recently in 2021.

The property has since had flood prevention measures put in place which have been successful with no water ingress since.

Viewings
All viewings must be made strictly by appointment only through the vendors' sole selling agents, Knight Frank LLP.
