Howburn Cottage is an exceptional property in a phenomenal location. Given its vicinity to Edinburgh, the sense of space and beautiful scenery is extraordinary. To be in such dramatic scenery but onle a 45 minute drive, 16 miles south of central Edinburgh is remarkable. The current owners have put a great deal of thought into their home, fully redecorating it and upgrading the bathrooms and kitchen. They also added a contemporary extension which provides additional living space that is uniquely connected to the beautiful landscape beyond. This is a well-balanced house with four reception rooms and five double bedrooms. While it would naturally work as a family home, it would also be a wonderful second home for those looking for a country escape, with easy transport links to Edinburgh or the airport.

While it is a cottage in style, this is a deceptively large property with ample living and entertaining space. This has clearly been a much-loved family home and has been finished to a high standard. With a welcoming atmosphere and incredible position, this is a fabulous opportunity for those looking for a truly rural existence, while still being able to access services and good schools.

Howburn is approached via an electric gate and a long drive. A gravelled area leads to parking at both the front and rear of the house. The garage is accessed from the back of the house and is a large double garage with electric doors, an inspection pit, a workshop, and a store. In addition, the current owners have built a timber-framed, double-car port. The garden and grounds extend to 1.26 acres and provide a wonderful setting for the house. The ornamental pond and summerhouse are the focal point of the garden and have exceptional views to the south towards the Moorfoot Hills. There are extensive lawn areas, mature shrubs, and trees, as well as a copse with cherry trees, sycamore, hollies, and beech. From here, a path leads out to the western boundary, from where there are wonderful views over Rosebery Reservoir and to the west.

Howburn is situated in the magnificent Midlothian countryside, about 2.5 miles to the south of Temple, between Rosebery and Gladhouse reservoirs. Central Edinburgh is approximately 16 miles to the north. The village of Temple has a thriving community and a popular children's nursery.

The nearest shops for everyday amenities are in Gorebridge (5.5 miles). Straiton Retail Park has several major stores, including M&S, Sainsbury's, and Ikea. There is a large Tesco at Eskbank, just off the A7 (8 miles).

Edinburgh provides further shopping and entertainment opportunities, as well as several excellent private schools. There is a good local primary school, Moorfoot Primary School, at North Middleton, as well as a bus pick-up service for pupils.

Regular train services run into Edinburgh from Gorebridge, only a 30 minute journey. Edinburgh airport is accessible via the by-pass (21 miles. 35 minutes) and has an expanding network to many UK and international destinations, including North America and The Middle East.

The surrounding area is farmland, providing a stunning landscape with reservoirs, historic sites, country walks, cycle paths, the Moorfoot Hills, and views across to the Pentlands. For golf enthusiasts, there are several courses in the area, including Newbattle, King's Acre, and Glencorse. There are some reservoirs in the area that provide excellent fishing opportunities, and day tickets can be taken at Rosebery. Nearby Vogrie Country Park, 1.5 miles to the east of Gorebridge, has 105 hectares of woodland and over 4 miles of beautiful walks, an adventure play area, a 9-hole golf course, a miniature railway, and café, making it a popular destination for families. The Midlothian Snow Sports Centre at Hillend is popular for skiing and snowboarding.
