The soil is described by the Soil Survey of England and Wales as Isleham 2 Series. These soils are deep permeable sandy and
peaty soils affected by groundwater. These soils are suitable for growing cereals, sugar beet, potatoes, onions and vegetables.
There is an abstraction license for 30,000 m3 of water from a bore hole located to the east of Lot 1 and a ring main system
and hydrants over the land that allow all three block of land access to irrigation.
Situation
The land at Pentney is situated in the heart of West Norfolk and about 1 mile off the A47. The market and port town of Kings Lynn is approximately 10 miles away.
Lot 1
In total, Lot 1 extends to approximately 43.00 acres (17.40 hectares). Access to the land is off the Narborough Road and is via a right of way. There is a block of hard standing adjacent to the irrigation bore hole. To the north of the lot is a flighting pond and surrounding trees which extend to approximately 3.62 acres (1.46 hectares) of land.
Lot 2
Lot 2 extends to approximately 27.55 acres (11.15 hectares) where access is taken directly of the Narborough Road. The land is put down to arable and is of good size for modern commercial farm machinery.
Lot 3
Lot 3 is located to the east of Lot 2 extends to approximately 15.65 acres (6.33 hectares). The land benefits from a separate access off the Narborough Road. The land is currently put down to arable and its position opposite a line of residential houses and closer to the village does present strategic opportunities. There is a public footpath that runs down the western edge of the
field.
