The Cotswold Water Park is within easy reach, and offers multiple water sports as well as restaurants and excellent walking. Cirencester offers a much wider variety of amenities from small specialist shops to large supermarkets, as well as first class educational and recreational facilities. The larger centres of Cheltenham and Swindon are both within a 20 mile radius.

Communications
The Manor House is well positioned with both Kemble and Swindon train stations nearby, both with regular direct trains to London Paddington. The M4 and M5 motorways are within easy reach, as is the A417 to Cheltenham and the Fosseway providing access North towards Stow on the Wold. The larger centres of Bath and Bristol are also accessible, as is Bristol International Airport.

Education
The area has a very good selection of schools including Hatherop Castle and Beaudesert Park and Pinewood prep schools, Westonbirt, Rendcomb College, Cheltenham Ladies College, Chelthenham College and Marlborough College. There are also excellent local schools, including Deer Park, Stroud High School and Pates Grammar School. The Oxford schools are also very accessible.

Leisure
The region has many sporting opportunities including racing at Cheltenham, Bath and Newbury. Polo at Cirencester Park, Beaufort Polo Club and Edgeworth. Rugby at Gloucester and Bath. Golf at Minchinhampton, Cirencester and South Cerney. The Cotswold Water Park is also nearby which offers an extensive range of water sports, including water skiing, sailing and kayaking. The surrounding countryside offers many excellent walks, some directly accessible from the property.
