Burnt Inn House is an historic detached country house. The property was originally built as the coachhouse and stables accommodation for The Trossachs New Hotel until the hotel burnt down in 1864. The only item to survive the fire is the hotel sign board which is displayed in the upstairs family room/ lounge of the house.

The hotel was visited by many well-known people including the Prince and Princess of Wales in 1864 and by John Ruskin and John Everett Millais in 1853. Millais painted Ruskin's portrait beside the waterfall in Glen Finglas during an extended stay in the village.

The property has been used by previous owners for Bed & Breakfast purposes and offers a flexible design suited to family life or as a business venture.

Accommodation is formed over two floor levels, measures 290 square meters and comprises: attractive entrance porch, comfortable sitting room with a log burning stove, lovely sun lounge overlooking the garden, impressive dining kitchen with Aga, side-porch, useful utility room and additional sun lounge. The principal bedroom has an en suite shower room and there is an additional family bathroom. The upper floor offers three spacious double bedrooms, two with en-suite shower rooms and one with an en-suite bathroom. There is a comfortable upstairs family room/ lounge which could form a fifth bedroom if required.

The versatile design is ideal for family life and there are open views from the majority of rooms. The main property has an oil fired central heating system. It also benefits from an array of solar panels. In addition, two of the upstairs bedrooms and the upstairs hall have electric panel heaters. There is under floor heating in the downstairs en suite shower room and sun lounge. The property offers a huge array of in-built storage space and natural wood finishes throughout.

Burnt Inn House enjoys a wonderful position within The Loch Lomond and The Trossachs National Park. The property is set at the heart of the village yet enjoys a real feeling of privacy with its substantial and mature grounds.

The grounds in total extend to approximately 1.73 acres. Beyond the immediate garden there is a grass paddock with a timber field shelter, and woodland. There is a timber stable block with 3 boxes which overall measures 9.2m x 3.6m and a large storage shed measuring 4.5m x 2.2m. The boundaries enclose mature trees and bushes providing the formal garden area with excellent privacy. The grounds to the front feature a large tarmac driveway providing extensive parking and there is a beautifully maintained mature beech hedge.

The surrounding countryside is perfect for mountain biking, walking, canoeing, wild life watching and many other outdoor pursuits. Brig O'Turk offers village amenities including a village tea room, a village hall, a visitor centre, a demand-responsive public transport service and The Byre Inn, a popular gastro pub.

Callander is seven miles from Burnt Inn House and provides shopping facilities, small supermarkets, banks, professional offices, golf course, and primary and secondary schooling at McLaren High School with a commissioned bus service for pupils. McLaren Leisure Centre is part of the campus. Aberfoyle is eight miles from the property and offers churches, specialist shops, a small supermarket, local bus services, a golf course and hotels with bar and restaurant facilities. Stirling is a vibrant city twenty three miles to the east with buildings of national importance and historical interest. It offers an excellent range of facilities including High Street shops, edge of town retailers, business amenities, sports and leisure facilities. Edinburgh and Glasgow are within driving distance of the subjects offering an excellent mix of business, leisure, shopping and cultural amenities, as well as airports. EPC: E
