Mill Cottage is positioned in the heart of the very popular and attractive village of Rilla Mill. It has been in the ownership of the same family for many decades and been lovingly looked after. Today it is offered for sale with no forward chain and is presented in excellent decorative order. There are many character features such as exposed beams, including stunning ‘A’ frames on the first floor, window seats, latched doors and slate tiled floors. Many of the spaces are dual aspect and face south washing the property with plenty of light.

Rooms include a cosy lounge which has an outlook onto the garden and a feature fireplace with an inset wood burning stove. The kitchen/dining room has room for a good sized table and is well equipped with a range of matching units and shelving. Included in the sale is a fridge and freezer.

The open tread stairs ascend to the first floor where the main bedroom is spacious with a high ceiling. Bedroom two has a useful overhead storage platform and a sun tube which delivers further light. The bathroom/WC has an electric shower over the panelled bath.

Mill Cottage has warmth generated by electric heating, external windows are of a multi paned variety and double glazed. All of the floor coverings are hard wearing and practical. There are wall and spotlights providing the perfect balance of ambience and practicality.

Externally, a wrought iron gate encloses the garden which is one of the main features of the property, upon entering you are greeted with the impressive façade which is clad in wisteria with a large palm tree at the side. There are many lawned areas and a carpet of perennials including bluebells. The long paved and slated pathway continues past the stone store which was recently re-roofed and houses the logs and recycling, further along the summerhouse will be found with a store shed within. A productive area provides potential to grow fine produce. At the top of the garden is the decking which offers the perfect place in which to enjoy a drink of an evening whilst enjoying the birdsong and soundtrack of the river which can be heard from below. The gardens have a range of shrubs and bushes which give it real character and offers escapism.

Mill Cottage is situated in the village of Rilla Mill which has a Public House, Methodist Chapel and Car Repair Garage. Nearby Upton Cross has a Country Primary School, Post Office/Store and the Sterts Theatre. Further comprehensive shopping, commercial and recreational facilities are located in either Launceston (9 Miles) or Liskeard which is approximately 7 Miles. Excellent transport links can be found in the cathedral city of Exeter by road, rail and air (Exeter International Airport) which is about 52.5 miles. The continental ferryport and city of Plymouth is approximately 21 miles distant and has regular cross channel services to France and Spain.
From Launceston Town Centre proceed towards Pennygillam Roundabout taking the third exit signposted towards South Petherwin heading along the B3254. Continue through the village of South Petherwin and on for a further 4 miles until reaching Congdons Shop. Turn left here proceeding for approximately 1 mile passing through the village of Coads Green towards Callington. After a further mile take the right hand turning at Kersbrook Crossroads signposted towards Rilla Mill and Upton Cross. Head down into the village of Rilla Mill where Mill Cottage will be identified on the right hand side almost opposite The Manor House Inn just before the bridge.

Established in 1924, Webbers estate agents are a national award-winning, independent estate agency, voted in the Top 3 estate agents in the UK for customer service in 2014. We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.
