CLOSING DATE THURSDAY 25TH OF MAY AT 12 NOON Exceptionally finished Edwardian house with stunning setting overlooking Gullane Bay.

Description

Seadrift is a beautifully presented Edwardian house that has been refurbished to an exceptional standard and forms the final part of highly sought Marine Terrace in Gullane. The front of the house with its landscaped gardens and views to the Firth of Forth leads out directly onto the Gullane nature reserve. The terraced garden to the rear, enclosed within the L shape of the house, is south facing and private.

The house has been finished to an exemplary level. Luxury features include solid oak parquet flooring in the French design Mansion Weave, a custom made solid oak kitchen with ‘Neolith’ worktops, interior designed accommodation, high quality integrated appliances and underfloor heating within the kitchen, entrance / boot room and utility.

The generously sized ‘everyday’ entrance hall functions in addition as the cloakroom with built in coat and boot storage with additional storage within the bench custom designed by Ogilvy’s of Haddington. The central hall gives access to the utility room on the left with the continuation of the solid oak parquet and underfloor heating. This room has been designed to maximise functionality and storage with generous built in solid wood cupboards and shelves and silestone worktops. The raised washing machine and dryer space, built in laundry drawers, second full size integrated Neff fridge/freezer and traditional butler sink with brass Franke tap and traditional clothes pulley all contribute to the excellent practicality of this useful space.

Leading off the entrance hall the kitchen / breakfast room continues with underfloor heating and the same solid oak parquet flooring. The oak carpenter-built kitchen with Neolith Calacatta Gold worktops and La Cornue range cooker with induction hob includes a space for a family dining table. The kitchen is fitted with floor and wall units that conceal an integrated Siemens fridge/freezer, Miele dishwasher and pantry with a microwave and space for a toaster and coffee machine. In addition a Quooker tap and butler sink are positioned with views over the garden, and a door leads out to the garden and a raised deck.

From the kitchen, the corridor gives way to the main reception spaces. A discreet downstairs WC fitted with Villeroy and Boch sanitaryware is tucked to the right. The reception rooms are arranged alongside the stairway hall and comprise a stunning drawing room with far reaching views from the bay window. The room features a wood burning stove, traditional Edinburgh press and Philip Jeffries Seagrass wallpaper in addition to engineered oak floors. The drawing room connects to the study / dining room with double doors. The study / dining room with bespoke bookcase features integrated lighting and the continuation of the engineered oak flooring and views to the private courtyard garden. The rooms can be opened up for entertaining or divided to create more intimate spaces.

The stairway leads up to the first floor and is bathed in light with a large roof light overhead. The stairs split allowing for two separate family areas. To the left the landing leads to the principal bedroom with bespoke fitted wardrobes and bay window with uninterrupted views to the sea. The bathroom alongside continues the luxurious finish with Neolith basin unit, Gessi hardware and Lusso Stone freestanding bath and underfloor heating. There is a further good sized bedroom alongside currently serving as a nursery.

The second landing space accommodates a guest bedroom and separate shower room with underfloor heating and Villeroy & Boch sanitary ware. The accommodation on this level is completed with two linen cupboards and access to a floored loft.

Seadrift is set in an enclosed, landscaped garden with space for off street parking.
In front of the house the lawn is bordered with established bulbs and perennials; a small gate leads directly onto the nature reserve from this side of the house.
At the east side and rear the terrace runs along the side of the house. Mixed beds accommodate herbs and flowers and fruit trees. A lawn at the top of the terrace allows for seating with views to the sea. Outside the kitchen is a raised deck area ideal for al fresco dining. The rear gates allow access for off street parking, in addition to a single car garage.

Location

Seadrift, as the name suggests, is located on the edge of Gullane beach. The house forms part of the Edwardian terrace at the end of Erskine Road which runs alongside the nature reserve and dunes of this renowned stretch of beach. Seadrift overlooks Gullane Bay and has wide views over the coastline and to the Firth of Forth beyond.

The area is one of natural scenic beauty with its beautiful beaches, bird sanctuaries and historic monuments. The walk from the house down to Gullane beach is just across the green.

Gullane is situated on the coast 20 miles east of Edinburgh and is within easy commuting distance. There is a fast and efficient train service to Edinburgh from nearby Drem (5 miles), North Berwick (5 miles) or Longniddry (6 miles), and the airport and motorway links are easily accessible via the A1 and the Edinburgh City Bypass.

The village is in the middle of East Lothian’s famous “Golf Coast” and is renowned for its golf courses, which include the three courses of Gullane Golf Club and Luffness. Gullane No 1 has played host to many championships including the Scottish Open in 2015. Muirfield, a regular host to The Open Championship, is to the east side of the house, with The Renaissance Club and Archerfield just beyond.

Gullane has a lively mix of shops and restaurants including The Bonnie Badger, The Old Club House, La Potinière, The Main Course and Chez Roux at Greywalls Hotel. The larger towns of Haddington and North Berwick provide a wider range of shops and supermarkets. There is a primary school in Gullane with secondary schooling at North Berwick High School. Loretto School in Musselburgh is only 12 miles away.
