Beautiful home with loch-fronted garden

Description

Mallards is a charming, early 19th century terraced cottage in a stunning setting with a beautiful landscaped garden running down to the shore of Kilconquhar Loch. The house has a traditional pantiled roof and flexible living space set over two floors, including four bedrooms. The accommodation requires a level of upgrading and gives the future owner a wonderful opportunity to put their own stamp on this most attractive property.

Solid timber arched double doors open up from Balbuthie Road into the covered carport which sits adjacent to Mallards. From here, the front door opens up into the house’s entrance hall. At the end of the hall sits the impressive sitting / dining room. This spacious room has south facing views over the garden and to Kilconquhar Loch beyond. There is an open fireplace with raised hearth, and doors into both the kitchen and the conservatory. The conservatory overlooks the garden with views down to the loch, with double doors leading outside. The kitchen also has a south-facing window and back door leading out into the garden. It is fitted with units and appliances including a dishwasher, washing machine, oven / grill, gas hob and fridge freezer. Also off the entrance hall is a double bedroom, home office and bathroom. A generous store cupboard sits under the stairs.

The staircase to the first floor leads up from the entrance hall. There are three double bedrooms on this level accessed from the upstairs hall, all of which have fantastic southerly views across Kilconquhar Loch through their dormer windows. One of the bedrooms has an en suite basin and WC and access to the extensive under-eaves storage. The other two bedrooms have fitted wardrobes, while further storage and a boiler cupboard are accessible from the landing. The first floor accommodation is completed by a shower room with basin, WC and skylight.

The loch-fronted garden at Mallards is truly special. A winding monobloc path runs from the paved terrace immediately to the south of the house, through the lawned garden and down to the loch front. Overlooking the loch is a terrace from where the vast range of wildlife that inhabit and visit the loch can be admired. A beech hedgerow acts as the eastern boundary and a stone wall as the western one. Stocked flowerbeds flank the lawn, and a variety of shrubs and trees including a commanding acer contribute towards the stunning environment. Outbuildings include a summerhouse overlooking the loch, a greenhouse and a garden shed. There are also established compost bays.

The arched carport is attached to the house and offers sheltered off-street parking for up to three cars. It is open-ended giving direct access into the garden to the south. It also has an extensive range of fitted storage cupboards.

Location

Mallards occupies a central position within the picturesque East Neuk village of Kilconquhar. The traditional kerb appearance of this property belies the hidden beauty behind, where a bountiful landscaped garden leads down to superb views of, and direct access to, Kilconquhar Loch.

Kilconquhar is a conservation village in the East Neuk of Fife which dates back to the 12th century. The village lies next to Kilconquhar Loch which is a Site of Special Scientific Interest with an abundance of birds and wildfowl.

Kilconquhar Castle Estate provides a wide range of activities including a swimming pool, play parks, tennis courts and an equestrian centre where you can enjoy riding lessons and pony treks through the countryside. The Estate also offers accommodation and two restaurants.

Many outdoor pursuits can be enjoyed in the surrounding areas, from scenic walks to the renowned sandy beaches, water sports and sailing at Elie. Elie has an 18-hole golf course along with a short course, driving range and tennis courts. The Ship Inn in Elie overlooks the harbour. Other golf courses in the area include Crail, Dumbarnie and Kingsbarns. St Andrews, The Home of Golf, is 11.5 miles away and the world famous Old Course was host to the 150th Open Championship in July 2022.

Edinburgh and its airport are accessible via the A92 dual carriageway from Kirkcaldy (16 miles) to the M90 and the Forth Road Bridge. Dundee Airport is only 24 miles to the north.
