The house is part of a period terrace opposite the church (where there has been a church dating back to the middle of the 10th century) and sits on the Pilgrims Way (the track taken by pilgrims from Winchester in Hampshire to the shrine of Thomas Beckett in Canterbury) and benefits from a long west facing garden, well sized rooms and a central village location.
At the front of the house, alongside the entrance hallway, sits the formal sitting room with working fireplace, original features and excellent volumes. A large study (with excellent shelving and storage in situ) accompanies it on the other side of the hallway. A central area acts as a hub for the house and is the location for the access to the large cellar, running under the two main rooms at the front of the building. A snug room (with working fireplace) and guest WC sit on opposite sides of this central hub alongside ample storage space and bookshelves. At the western end of the property the large beamed roof farmhouse style kitchen (with west facing windows) with AGA, a full wall of side units and space for a central dining table opens out onto the west facing garden alongside a sizeable utility room and excellent formal dining room. Double doors then lead out onto the terrace behind the house.
A central staircase then leads to the first floor where, at the rear of the property and overlooking its garden, are placed two large bedrooms (one fitted with air conditioning). A family shower room serves these two bedrooms along with a 5th bedroom set on the property's hallway. At the front of the house the principal bedroom enjoys a large bathroom with separate shower together with a large final bedroom, both enjoying excellent volumes and views across to the church.
On the west side of the house a long west facing garden with a large variety of shrubs, flowers and small trees extends out from the house and includes an "L" shaped at its westerly end. A gate provides access out to West Street and holds future potential for permanent off street parking space (subject to the appropriate permissions).
The village of Wrotham was first recorded in 788 and was a significant stopping point on the Pilgrims Way. It is conveniently set for the nearby towns of Sevenoaks and has excellent transport links; with the local station at Borough Green providing trains into both London Victoria and London Bridge (and then on to Charing Cross) whilst the M20 provides an easy link between the channel ports to the east and a quick and easy route into London to the west. The M25 then links up for the airports at Gatwick and Heathrow together with access to the wider UK motorway network.
The area benefits from excellent local schools including numerous village primary schools and a smorgasbord of high achieving secondary schools (both private and Grammar) in the area including Tonbridge School, Sevenoaks School, The Judd School, Skinners, Tunbridge Wells Grammar School for Boys, Tunbridge Wells Girl's Grammar School, Maidstone Grammar School and Maidstone Grammar School for Girls.
