LOCATION

The Manor House is situated between the villages of Rossett and Higher Kinnerton, being some 6.5 miles to the south west of Chester. Approached off a quiet country lane, the property enjoys a lovely, peaceful position adjoining by open fields with rural views of the surrounding countryside. Despite the rural setting The Manor House is convenient for both villages which cater for everyday needs with general stores, post office, churches and several pubs. The nearby historic city of Chester offers a more comprehensive range of services with supermarkets and out of town retail parks at Broughton and Cheshire Oaks.

Schooling is well provided for with state primary and secondary education locally complemented by private schools in Chester including the King’s & Queen’s and Abbeygate College at Saighton. On the recreational front there are rugby, football and cricket clubs nearby, indoor tennis centre at Wrexham and several golf courses in close proximity. For the equestrian enthusiasts the area is highly sought after with plenty of quiet lanes for hacking out, and there is also racing at Chester & Bangor-on-Dee. Other outdoor activities include fishing and sailing on the River Dee, several shoots across North Wales, Cheshire and into Shropshire, and extensive walking and mountain biking throughout North Wales.

COMMUNICATIONS

Despite the rural location the area is well served by roads being approximately 2 miles from the A55 Expressway accessing the North Wales coast and national motorway network beyond Chester. The Chester Business Park, Deeside Industrial Park and Wrexham Industrial Estate and all within daily commuting distance as are all areas of commerce throughout the North West & Midlands. Beyond Chester the A55 Expressway connects to the M53 & M56 motorways facilitating daily travel to Liverpool and Manchester which are both served by International Airports. Travel to London is available from Chester station which offers a sub 2 hour inter-city service via Crewe to Euston.

DESCRIPTION

The Manor House is an impressive detached property dating from the 17th century, constructed of brick with white painted rendered elevations beneath a slate roof, which was replaced in around 2006. It occupies a highly sought after location in peaceful open countryside only a few miles from Rossett, and enjoys a lovely southerly aspect across neighbouring fields and east across its own land. The property was once likely responsible for a significantly larger land holding, but now enjoys a manageable amount of land well suited to parties wishing to keep horses for recreational use and also of sufficient size to support a more valuable property with further investment.

In this connection, whilst The Manor House presently provides habitable and spacious accommodation, the property in its entirety requires a comprehensive scheme of upgrading to meet with modern standards. However, the location and setting are excellent, and sufficiently so that one could justify committing to considerable expenditure improving and upgrading the property, which may also include some form of extension to the existing building and/or conversion of some of the outbuildings, subject to the availability of any necessary consents. The Manor House has plenty of character, including exposed ceiling and wall timbers, fireplaces, and of particular note is the decorative plaster moulded ceiling in the music room. There is also believed to be a former priest hole on the first floor, now covered, and a tunnel leading from the former cellar under the yard and field to an opening by the stream.

The front door opens to the hall off which is a breakfast room which leads through to the kitchen, and a cloakroom. The two principal reception rooms are across the south elevation enjoying plenty of natural light. The music and drawing rooms are open plan and have a inglenook fireplace at one end and door into the dining room. The kitchen has a range of wall and floor units with cupboard and drawers beneath work surfaces, 1½ bowl stainless steel sink with mixer tap, plumbing for dishwasher and a door to outside.

At first and second floor levels the accommodation is as comprehensive with six bedrooms and four bath/showers, although all of which would benefit from upgrading.

GARDENS & GROUNDS

The Manor House is approached via a metalled and concrete drive to a wide parking area at the rear of the house. Beside the drive is a field which has wide frontage to the lane and which is surrounded on two three sides by mature hedgerows, and which adjoins an orchard. There is a yard area beside the house with raised pond and, to the side, a redundant swimming pool with walled surround and timber store. To the front of the house is a lawn with hedge screening from the land, and path to an additional drive with gated access to serve the outbuildings.

The buildings comprise a single story range constructed of brick beneath a c/a roof incorporating a Store housing a Thermecon oil boiler and having plumbing for washing machine, Former shippon having exposed trusses, and further store/garage which is gated. Attached is a two storey traditional barn of brick construction beneath a slate roof incorporating Garage with two up and over doors and served with light and power, above which is a store room. The remainder of the property comprises a narrow parcel of scrub and woodland to the north of the house beyond which is a further field which extends to a brook. The outlying land is suitable for grazing livestock and/or horses.
