Preston Park and Fiveways both have top spots in the Sunday Times Best Places to Live Guide and this beautiful, three/four bedroom house with olive and fig trees thriving in the front garden and an idyllic cottage garden at the back, nestles happily on the cusp of the two. Full of character with a cheerful east/west orientation and fuss free interior, the inside has period charm with a wood burner in the elegant reception room, and the spacious dining room could also be a comfortable double guest room or home office. Leading directly to the garden, the stylish kitchen/diner is all about a sociable, al fresco lifestyle. Upstairs, three sunlit double bedrooms are peaceful, quiet and private. The bathroom has a designer finish and a large attic gives food for thought, stnc.

Within walking distance of popular primary and secondary schools as well as the playground of Blakers Park, sports facilities of Preston Park and the al fresco lifestyle of both Preston Village and Fiveways, homes in this tranquil enclave have wide appeal and do not come onto the market often.

There is good accessibility to the city centre (by bus/walking), and easy access to the A23 and A27. Preston Park Station, with direct trains to Gatwick and London, is a 15-20 minute walk, or 4 minutes by cab.

Why you’ll like it:
Quiet but convenient with plentiful permit parking, this is one of the most sought after
conservation areas in our legendary coastal city between the playground and sports facilities of Preston Park and the independent shops and cafes at Fiveways. With family friendly Blakers Park around the corner and within easy distance of a choice of good schools with local bus routes giving older children some independence, properties here do not come onto the market often as once discovered, people tend to stay. With immense charm even from the curb, this lovingly refurbished home is tucked up and away behind a mediterranean style front garden.

On entering the house, you will notice the wooden floor boards throughout. The gracious proportions of the main reception room provide an inviting space overlooking the front garden. Sunlight streams through the west facing window with its elegant

plantation shutters. Simple but stylish, the room has a cast iron wood burning stove to ensure it transforms into a restful retreat for all seasons. The 2nd reception room, which overlooks the garden, provides a number of options - whether as a study, occasional bedroom or playroom. There is scope to replace the fire in the Art Deco influenced surround (this is a long- term, evolving home!), put in French doors to the garden or to join the two reception rooms.

Past under stair storage and a smart guest cloakroom, at the end of the hallway a bright and
cheerful kitchen/diner has windows along the south wall and has ample space for a
table. The original Victorian mantle for the range has been preserved, and stylish units provide plenty of user friendly wood surfaces and the electric hob, oven and hood are safely away from the social flow. There is a small utility cupboard area for the washing machine.

French doors lead to a secluded and mature garden. This is an oasis of calm in the heart of the city, facing east and open to the south for the sunshine. The garden is child and pet friendly with its central lawn, has apple and pear trees, and is secluded by jasmine and clematis tumbling over its walls.

Returning inside and upstairs, the rear double bedroom looks over the garden. It is light and airy, has ample floor space for a wardrobe and desk and has the original fireplace.

Moving along the landing, the contemporary bathroom is on trend with an impressive dual head shower above the shaped bath and a warming rail for towels.

Also with views over the rear garden, the second double bedroom is private and complete with the original Victorian fireplace and original fitted wardrobe.

The principal bedroom spans the full width of this substantial property. With its wonderful proportions and west facing bay window to flood the room with light, this room also has a beautiful Victorian fireplace.

Of note - there are two hatches accessible from the landing, so extending into the roof is possible stnc.

Agent says
“Quiet but convenient for schools, parks and the city, houses in this tranquil lattice of
exclusive Victorian terraces sell fast and this delicately decorated home has light spacious
rooms and a delightful sunny garden.”

Owner’s secret:
I have loved putting my own stamp onto this house - retaining its charm and modernising it sympathetically. I have loved the fact it is light and airy. I love cooking in and entertaining friends and family in my sunny kitchen. The rear garden is almost like a secret garden and so private. In the summer, the front garden is full of lavender and agapanthus. The road is a very friendly one and I have loved that I can see the sea from the front path and can walk into Brighton, pop up to Fiveways, but it is also accessible to the Downs for lovely walks. Bus routes are also good from here.

Where it is:
Shops: Fiveways 5-10 mins walk, 3 by car
Train Station: Preston Park Station 5 minutes’ drive, 15-20 on foot
Seafront or Park: Preston and Blakers Parks both 5 minutes’ walk, sea about 10 by car
Closest schools:
Primary: Balfour
Secondary: Varndean, Dorothy Stringer
Sixth Form: Varndean 6 th Form, BHASVIC, Newman 6 th Form College
Private: Brighton College, Brighton & Hove High, Lancing

Ideal for those needing access to the airports and London as the station is a 3 minute drive,

Fiveways is one of Preston Park’s favourite locations known for its independent friendly
shops, cafés and small Co-Op. Between family friendly Blakers Park and the expansive leafy
acreage and sports facilities of Preston Park -which both host events during our legendary
Festivals. Local schools are good and within easy reach, and the National Park bordered by
beaches is just a short drive– so a healthy lifestyle beckons! The vibrant arts venues,
international restaurants and cosmopolitan shopping of the city are all quick to get to by bus
or by cab and for those who need a car, there’s swift access to the A23/A27 and Zone J has
no waiting list.
