Croftland
449 Lochboisdale is registered with the Crofting Commission as a tenanted croft extending to 5.43ha (1304 acres) with additional rights to graze sheep over extensive Common Grazings. The land slopes down to the shore of Loch Boisdale and is currently under permanent grass or unimproved rough grazing. It is all registered with SGRPID and eligible to receive LFASS and Region 1 BPS payments.

There are two agricultural sheds suitable for general storage – a block built shed (approx. 10m x 5m) with a profile sheeted roof and a Nissan hut type shed (approx. 11m x 5m) with corrugated iron sheeting. There is further development potential (subject to necessary consents)

The croft house is in the process of being decrofted.

A prospective purchaser should note that this croft land is regulated by the Crofting Commission.

This means that the successful purchaser/assignee is agreeing to abide by certain duties with regard to the croft land. These duties are:

• A duty to be ordinarily resident on, or within 32km (20 miles) of your croft
• A duty to cultivate and maintain your croft or put it to another purposeful use
• A duty not to misuse or neglect your croft.

In addition, there is a legal requirement to return an Annual Notice to the Crofting Commission each year, confirming whether or not you adhere to these duties. Failure to return this notice is a criminal offence, and if as a result of this, any failure to meet the duties is discovered, you could lose the croft or the right to use it.

South Uist is a stunningly beautiful island of crystal clear waters with white powder beaches to the west and heather uplands dominated by Beinn Mhor to the east. The 20 miles of machair that runs alongside the sand dunes provides a marvellous habitat for the rare Corncrake, and Golden Eagles, Red Grouse and Red Deer can be seen on the mountains slopes to the east.

Lochboisdale, once a major herring port, is the main settlement and ferry terminus on the island with a population of approximately 1700. The island is one of the last surviving strongholds of the Gaelic language in Scotland and the crofting industries of peat cutting and seaweed gathering are still an important part of everyday life.

The island is home to the oldest Link Golf Course in the Outer Hebrides at Askernish – The ruins of a farmhouse to the north of Milton are where the romantic heroine Flora Macdonald was born and spent part of her childhood until her father, Macdonald of Milton, died. The ruin of her old home has been saved as a memorial.

South Uist can be reached by ferry from Oban via Barra or from Uig on Skye to Lochmaddy or by the smaller ferry which weaves its way through the small islets of the Sound of Harris between Leverburgh on Harris to Berneray, connected by causeways via Benbecula to South Uist.

From Lochmaddy take the A867 to Clachan. Turn left and follow the A865 for approximately 32 miles. There is a bus stop on the right-hand side, turn right here and follow the road until you reach 449 Lochboisdale which is the third house on the left.
