A pretty cottage situated on the banks of the River Orwell, affording far reaching views.

Situated on the edge of the riverside hamlet of Pin Mill, Rose Cottage occupies a tranquil position, tucked away on a private road, with uninterrupted views to the north east across the Common towards the River Orwell.

Arranged over two storeys and extending to some 1,600 sq. ft, the property is believed to date from the early 19th Century and presents colour washed brick elevations beneath slate roofs.

Offering well laid out, light and bright accommodation, the kitchen/breakfast room, with integrated appliances connects to the rear terrace, orientated to the south west. Beyond lies the twin aspect double reception room with access to the rear garden and vistas to the river beyond. The living room with vaulted ceiling and wood burning stove also affords views to the garden, and the ground floor is completed with separate shower room and WC. Accessed via an external door is the utility/store room.

The first floor offers a principal bedroom, affording fabulous river views, along with an en suite shower room. Beyond lie an additional three bedrooms and bathroom.

OUTSIDE

Approached over a private track the property is tucked away behind the boatyard, yet benefitting from the vistas and connectivity to the river. The shingle driveway offers parking provisions for numerous vehicles, and beyond double gates access the rear terrace, which is orientated to the south west, offering shelter and privacy. The remainder of the garden is predominately laid to lawn and enclosed by fencing and mixed hedges, offering an open aspect across the Common towards the River Orwell. There is a useful brick built outbuilding currently utilised as a garden store with conversion potential subject to consent.

LOCATION
