Tucked away in a quiet corner of the village and backing onto open farmland on two sides, King's Croft is a charming, stone-built cottage built around 1820. Passing along the other two sides of its garden are two, rarely used farm tracks, one is occasionally used by walkers and horses and the other is an unmade, council adopted track connecting to a network of local countryside walks. King's Croft is apparently named after its first owner. It has engendered a sense of home ever since and has been the much-loved family home of its current owner since 1979, since when it has been lovingly maintained and updated. Most recently this has included fitting good quality UPVC double glazed windows throughout and adding a two-storey extension at the rear to accommodate the good-sized kitchen/breakfast room, laundry/boot room and cloakroom on the ground floor plus a principal bedroom with ensuite shower room upstairs. The original part of the cottage was laid out to the classic two-up, two-down design of the period. The ground floor at the front consequently has two reception rooms, one either side of the central staircase and connected by a small entrance hall at the foot of the stairs. Both reception room have exposed ceiling timbers and attractive, cut stone fireplaces, one being open whilst the other is fitted with a multi-fuel stove. Both rooms are also floored with impressive flagstones (currently overlaid with fitted carpets). Correspondingly on the first floor there are two double bedrooms along with the central landing and family bathroom. The front of the cottage faces south and both reception rooms have windows on two sides and so there are good levels of natural light throughout giving the cottage a wonderful internal feeling of space. The cottage's position also provides captivating views especially from the first floor where the outlook catches not only the garden but also the unspoilt, surrounding countryside beyond.

King's Croft is set well back from the passing lane, which experiences little traffic. There is a pedestrian gate with direct access onto the lane and a separate vehicle access off the council-adopted track, with a gravel drive leading to the double garage and a parking area with ample space for several vehicles. The cottage is surrounded on three sides be a level garden dissected by flagstone-paved paths and incorporating a good-sized, paved terrace that is a suntrap in fine weather and remains illuminated by sunlight until dusk. The outer boundary is ringed with mature evergreen hedging and several trees, whilst internally there are further lengths of hedge providing shelter and a good scattering of trees including oak, horse chestnut, cooking apple, cider apple and walnut. Beyond the garden is a former pony paddock with its own vehicle entrance, that could revert to its earlier usage if desired. Also within the grounds are the bases of a few outbuildings, whose existence could establish planning precedent for future outbuildings to be built in the future. Overall, the garden and grounds extend to about 0.75 acre (0.3 hectare).

King's Croft is situated on the edge of the small village of Limington, which has a church and pub and is close to the larger village of Ilchester, which has several shops, GP and dental surgeries and a garage. Yeovil is nearby offering a wide range
of amenities including large Morrisons and Tesco supermarkets. There are direct services to London from Yeovil Junction station (Waterloo) and Castle Cary station (Paddington). The A303 is close by and Bristol and Exeter Airports are both within about 1 hour's drive. The local area also offers a wide range of schools from both the state and independent sectors.
