CLIFFORD

Clifford is an attractive West Yorkshire village with its own Churches, public houses and bus services as well as being within easy commuting distance to Wetherby, Leeds, York and Harrogate. The A1 is within 1 1/2 miles giving immediate access to the A64, M62 and A1/M1 link road.There are further excellent facilities in the market town of Wetherby and the village of Boston Spa.

Approaching Clifford along Clifford Moor Road turn left at the T junction with High Street before turning first left into Albion Street.  The land is situated to the side of the village hall and approached by a single track serving South View.

Former allotments which have been used as a private nursery for the past 29 years is now available due to retirement of the current owners.  The site is an oasis in the centre of Clifford village and is approached via a right of way off Albion Street to the side of the village hall. 

The total site is just under half an acre and includes productive vegetable plots, fruit garden, lawn and small copse to the north edge of the site.

There are two sheds and a greenhouse included in the sale. 

PLANNING HISTORY

Planning permission was sought in June of 2001.  Application reference number 31/193/10/OUT for a new dwelling house with garage.  An appeal was lodged and dismissed in April 2002.  No further planning application has been submitted on the site. 

A tree survey has recently been commissioned by Tree Law Expert, a copy of which is available upon request of the selling agents.
