Why buy this home?

The location of this house is great for families as Linslade Woods and a large playing field with a children’s play park are both a stone’s throw away. There is also a choice of good schools nearby and if you commute to work by train, then Leighton Buzzard train station is approximately a ten minute walk away.

After entering through the front door, the entrance hall that leads to a downstairs toilet and the first reception room.

The first reception room is currently being used as a dining room. It is a superb size and gives a wonderful first impression of the home. The current owners have a large dining table which is great for family meals or when hosting friends. Even with the large table in here, there is still ample space and so it could double up as a family room or a playroom. A floor to ceiling window at the front allows light to flow into the property and there is a large under stairs storage cupboard, ideal for shoes, coats and items such as an ironing board and a vacuum cleaner.

As with the dining room, the lounge is a great size in which everyone can comfortably gather, and it is decorated in a neutral style. It benefits from the morning sunshine which pours in through a large patio door, perfect for looking out of into the garden with a cup of coffee in hand at the start of the day. Having the door looking out over the garden also allows you to keep an eye on children playing.

The kitchen has been re-fitted to a high standard and has a good number of storage units in the shaker style. If you enjoy cooking or baking as a family, then this is the ideal kitchen to do it in as the space allows everyone to join in without being on top of each other. In the corner of the kitchen is the breakfast bar which is perfect for informal meals, or an area where children can do their homework whilst parents are cooking dinner. A door leads out to the rear garden and provides the best entrance to the house if you have been out on a wet walk or children are muddy from playing at the nearby park.

Upstairs there are three double bedrooms, a single bedroom and a family bathroom. The main bedroom is at the front of the property and has built in ‘his and hers’ wardrobes and the biggest airing cupboard you will ever see! It would easily take a king size bed with enough space for bedside tables and a chest of drawers. As the two smaller double rooms are both good sizes, there shouldn’t be too many disagreements when deciding which child gets which room! Bedroom two is currently being used as a home gym but is another excellent size (please note that this has been virtually furnished to show it as a bedroom). This room has an ensuite with a W/C and a wash hand basin. Previously there was also a quadrant shower cubicle in here, but this has been removed. The plumbing is still in place under the floor so adding a shower again would be straightforward. The third bedroom overlooks the rear garden and has contemporary decoration. There is a large built-in wardrobe that goes over the stairs and plenty of space for all the bedroom furniture you would need. This bedroom has brilliant views over Leighton Buzzard and on a good day you can see the Whipsnade White Lion. Bedroom four is being used as an office but would make a wonderful child’s room or a nursery. (Please note that this room has also been virtually furnished.)

The spacious family bathroom has a lovely finish and is fitted with a bath that has a rainfall shower attachment, a W/C and a wash hand basin. There is a tall cabinet to hide away any cosmetic products and a window provides natural ventilation.

The rear garden is a sun lover’s dream with the elevated patio getting the morning sun and the summer house at the bottom of the garden getting the evening sun. The garden is well maintained with flower borders and trees at the rear to provide privacy. There is a vegetable patch for someone who is keen on growing their own produce and has indeed been extremely productive over the years for the current owner. The summer house is an ideal spot for peace and quiet, although it could also be utilised as a home office with power already available.

Parking is certainly not an issue at this property as you have a block paved driveway for up to three cars and the garage if needed. The garage has an up and over door with power and lighting and there is storage in the eaves to hide away seasonal items.

Linslade is an English town located on the Bedfordshire side of the Bedfordshire-Buckinghamshire border (and roughly a third-way between London and Birmingham). It borders the town of Leighton Buzzard, with which it forms the civil parish of Leighton-Linslade.

Linslade has no high street. Small, family run shops are clustered at the "Centre of Linslade", where three arterial roads converge to cross the canal and river. (Note, however, that Linslade's "Centre" is not its geographical centre.) Many of these buildings are Victorian in origin, as are all pubs, and the Hunt Hotel.

In recent years the area between the river and the canal has been redeveloped – adding Waitrose, Tesco, Aldi, and Homebase superstores. Other high-street stores and boutique shops, restaurants, bakery and butchers can be found in Leighton; or, failing that, at Milton Keynes. There are also corner shops.

Bedfordshire operates a three-tier education system, with Lower-, Middle and Upper Schools. Linslade has three Lower Schools (Linslade Lower, Southcott Lower, and Greenleas Lower) distributed relatively evenly across town; with a Middle School (Linslade Middle) and an Upper school (The Cedars) located opposite each other, on the edge of town.

The principal Leighton-Linslade facilities within Linslade are Tiddenfoot Leisure Centre, which includes a swimming pool and indoor sports courts; Leighton Buzzard Golf Club and Leighton Buzzard railway station.

Linslade has two semi-wild park areas. Linslade Wood (colloquially called Bluebell Wood) is a mature woodland dating back to at least the 16th century. Tiddenfoot Pit, a former quarry, turned into a lake and wildlife area. Both are managed by Greensands Trust. Stockgrove Country Park and Rushmere Country Park are nearby.

Additional there are parks suitable for teenagers to kick around a football, and for dogs to run about, as well as fenced off play areas for young children, containing slides and swings.

In 1963 the Great Train Robbery took place at a site near Bridego Bridge, between the villages of Cheddington and Linslade. Every time a Great Train Robber was caught law dictated that they had to be brought back to the small court house at Linslade to be charged.
