West Sussex County Council invites expressions of interest in renting the whole property at Guernsey Farm on commercial terms to be agreed for light industrial and/or storage and distribution use. The buildings comprise: a former farm shop and store; a workshop & garage; a long barn and the potato store (barn). There is also an open shed and communal common areas including two toilets.

Planning Consents :

The buildings at Guernsey Farm all now have Change of Use planning consent (with conditions attached prior to occupation) to allow:

Light industrial use including office and R&D use (Class E(G) ) and
Storage and distribution use (Class B8).

Full details of the current planning consents for use of the buildings are available from Arun District Council (Application Reference: M/99/21/PL ) and interested parties should ensure their proposed use is consistent with the present planning permissions for use. See
Responsibility for compliance with the associated planning conditions prior to occupation will be allocated by agreement and subject to contract with the Council.

There is approximately 7,500 sq/ft for car parking outside the front of the former farm shop. This front area will be dedicated to car parking and outside storage is not permitted in this area. There is approximately 8,500 sq/ft of largely hardstanding to the rear of the buildings.

Hours of operation of (and deliveries to/from) the units for rent shall be restricted to between 08:00 to 18:00 hours (Monday to Friday) and 08:00 to 13:00 hours (Saturday) with no work on Sunday or Bank Holidays.

Guernsey Farm is owned by West Sussex County Council. The Farm buildings are located immediately to the north of Middleton-on-Sea with easy access through large double gates off Yapton Road which joins the A259 (running east towards Littlehampton and west towards Bognor Regis and Chichester).
