An exciting development opportunity that sits in north Herefordshire countryside - available as a whole or in two lots.

Lot 1: A period farmhouse in need of total renovation set in 5.89 acres of garden and paddocks.

Lot 2: A range of traditional farm buildings with planning permission for conversion to six dwellings. Two modern buildings with the benefit of Class Q consent to create two dwellings with south facing gardens. Two paddocks with road frontage to the B4361. In all approximately 9.81 acres. The planning permission comes with 18.5KG of excess phosphate credits - subject to conditions.

Combined area of 15.70 acres in total (Lot 1 and 2 combined).

Lot 1
Homelands Farmhouse is set in 5.79 acres with paddocks to the north and east of the house, gardens wrapping around the house and there being a substantial yard to the west of the farmhouse with scope for erecting buildings and stables subject to obtaining the appropriate consents.

The house requires full renovation and extends to 2292 sq. ft and is arranged over two floors with two reception rooms and a farmhouse kitchen. Upstairs are four bedrooms and a bathroom. Plans have been drawn, but not submitted for internal alterations and an extension that would provide far reaching views out over the farmland towards Berrington Hall. If implemented as per the drawings, there would be five en suite bedrooms, farmhouse kitchen and two reception rooms with one opening into the garden room.

Lot 2
A range of traditional barns of brick under a slate roof that have planning permission to convert to six residential dwellings with gardens, parking and garaging. Application ref: P223480/F. This permission has generated 18.5KG of excess phosphate credits - subject to conditions.

To the south of the barns are two modern buildings that were given prior approval for conversion into two residential dwellings with gardens and south-facing gardens under (part 3) Class Q in January 2022.

Details of the application can be found on the Herefordshire planning portal ref: P214327/PA4.

There are two paddocks within Lot 2. One to the west of the traditional barns and one to the south of the modern barns. Both have gated road frontage onto the B4361.

Agents notes
Overage: All fields that adjoin the B4361 will be sold subject to the benefit of the current owners of an overage provision of 35% for a period of 50 years that will be triggered by planning consent being approved for the building of any residential dwellings.

Driveway: The vendors have commenced work to form a new driveway (planning ref:P190570/F ). The base layer will be completed to the boundary of each lot by the vendors and it will be the responsibility of the individual lots (1 and 2) to complete the works from that point.

Removal of buildings: in the event of Lot 1 and Lot 2 being sold to different parties, it will be the responsibility of lot 2 to cover the cost of removal of the Dutch barn from the site and to form a new boundary fence. Livestock must not be kept in the buildings from the point of completion which is a condition of planning for the Class Q conversion

Entitlements: These will be excluded from the sale.

All lots are sold Freehold with vacant possession upon completion unless otherwise agreed.
The property is sold subject to and with the benefit of all easements, quasi easements, wayleaves and rights of way both declared and undeclared. Same or for the benefit of the same, whether mentioned in these particulars or not.

Services: Lot 1 has mains water and electricity connected. It has a septic tank drainage system that will require replacing to comply with the new regulations of January 2020.

Services: Lot 2 will require mains water and drainage connections if sold separately from Lot 1. Rights will be reserved for this. Prospective purchasers should satisfy themselves as to the suitability and availability of these connections and the installation of new private drainage systems.
