Returning from long cycle rides and trips out to nearby parks, the owners of the house on Appletree Way often remark on how lucky they were to happen upon their home. “It was a new-build house that we bought off-plan almost eight years ago,” one of them explains. “We were both working in central London at the time and wanted to move out of the city and live somewhere that would be easy for travelling in. From here, it is just a short drive or a one-mile cycle ride to the station. We bought the house because we liked the show home and the area, but it is only since we have got to know Welwyn Garden City better that we have realised that we really landed on our feet here. This has been such a brilliant place to live for so many reasons.”

EXTRA SPACE

Since buying the property, they have not only redecorated throughout, but they have also had major extension work carried out. "We added a two-storey extension, giving us more space both upstairs and down. We were able to enlarge the kitchen and improve the flow of the ground-floor space. We also created a playroom – or extra bedroom – on the first floor of the house.”

FAMILY LIVING

The four or five-bedroom property is entered from the front via a hall which has access to the downstairs cloakroom. The accommodation then opens up to reveal a splendid, light-filled, open-plan living space. This incorporates the contemporary-style kitchen, a dining space and a comfortable seating area. “This is a lovely, large room for family living and for entertaining,” she says. “Two sets of French windows open on to the south-facing garden, which is wonderful in the summer time.” The kitchen has ample space for food storage and preparation, as well as a breakfast bar for casual dining. The family living area has plenty of room for a very large sofa and additional comfortable seating. “This open-plan, ground-floor space has been fantastic for us,” she adds.

FLEXIBLE HOME

The first floor of the house encompasses two of the five double bedrooms. One of these has a Juliet balcony and the other is currently arranged as a useful office as well as a bedroom. The family bathroom is also at this level. “The new room on this floor could also be a bedroom, but we currently have it arranged as a playroom,” she explains. “It is a lovely room, with a vaulted ceiling. New owners might like to use it as a second sitting room instead or perhaps as a games room. Adding this extra space to the house has given it even more flexibility.”

DIFFERENT OPTIONS

Two more bedrooms are up on the second floor. These include the master bedroom, with its en suite shower room. “All the rooms in this house are a good size and are very light,” the owner says. Everything about the property has worked well for the family, she adds. “We will miss the whole house – there is such a lot of space here.”

A WARM WELCOME

The enclosed garden has been like an extension of the living space during the warmer months. There is space for adults to relax on the terrace while children play on the lawn. “We are lucky enough to have the sun here for most of the day,” When not relaxing at home, they have enjoyed exploring their surroundings. “We often go off on cycle rides. You can get all the way to Hertford on cycle paths – and even on to Ware if you wish.” It has been easy to reach schools and shops, and they have enjoyed being part of the local community. “This is a nice development to live on,” she observes. “A lot of us were young professionals, and first or second homeowners, who moved here when it was built and everyone is very friendly. The area itself is a great place to live”.

SETTING THE SCENE

The appealing, three-storey house has a small front garden and a driveway offering space for two cars to park. There is also a garage. To the rear, it opens on to a south-facing garden, with a terrace and lawn.
