New Assured Shorthold Tenancy (AST) signed on or after 1st June 2019

As well as paying the rent, you may also be required to make the following permitted payments.

Before the tenancy starts (payable to Jeremy Leaf & Co.)

Reservation Payment: 1 week’s rent (this payment will form part of the first month’s rent)

Security Deposit:
5 weeks’ rent for Annual rental income less than £50,000
6 weeks’ rent for Annual rental income more than £50,000

During the tenancy (payable to Jeremy Leaf & Co.)

Variation of contract when requested by the tenant – a minimum of £50 inclusive of VAT which may increase dependant on the level of work required to carry out the amendment.

Change of sharer when requested by the tenant - a minimum of £50 inclusive of VAT which may increase dependant on the level of work required to carry out the change.

Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.

Early Surrender of the AST at Tenant's Request - Should a tenant need to surrender the tenancy early and the Landlord agrees to re-let the property, the liability for the payment of rent will end on the day before a new tenancy commences.. The tenant will still need to cover the Landlord's losses and costs associated with surrendering the tenancy and re-letting the property

Payment of interest for the late payment of rent chargeable after 14 days from the date the rent was due until it is paid at the rate of 3% above the Bank of England Base Rate.

Lost Keys - Tenants are liable for the reasonable costs of replacing any lost keys or security device, including a change of lock or replacement of device if required.

• Check-out charge - £120-£222 inclusive of VAT per tenancy.
