About the House cont'd
The property has been in the vendor’s family for over 40 years. It retains period features including sash windows with original shutters, exposed beams and timbers, and open fireplaces. These features have been successfully combined with modern amenities including inset ceiling spotlights, modern sanitaryware in the bathrooms, and a modern kitchen with underfloor heating.
The property has oil fired central heating with a recently serviced boiler in the cellar, and a screened oil tank in the garden. The cellar is currently accessed externally from the rear garden but it has a blocked staircase into the main house which could be reinstated if desired. The cellar also houses two Megaflow tanks with a pump system to circulate the hot water throughout the property. The electrical system has been recently checked and has been upgraded with Phase 3 electrics to the pool area. All the chimneys have been recently swept.
Ground Floor
The entrance door opens into a spacious reception hall which has an inglenook fireplace with an inset multi fuel burning stove, three windows overlooking the rear garden with built-in bookcases below, and stairs to the first floor which have a shelved drinks cupboard, with a fridge, and a further cupboard underneath. The inner hall has space for hanging coats, a door to the rear garden, a modern two piece cloakroom, and an airing cupboard.
Principal Reception Rooms
The drawing room has dual aspect sash windows, with the original shutters, with views over the front and side gardens. There is also an original built-in cupboard and a working open fireplace. The sitting room also has a working open fireplace. There are French doors to the rear garden and a bay window with double doors to the walled side garden which has an ornamental pond with feature fountain. The sitting room also has a range of fitted cupboards and display shelving spanning one wall. The formal dining room has dual aspect windows to the front and side, and a built-in cupboard which houses the electric meters and fuse boxes.
Other Reception Rooms
The property has two offices for working from home. One is in the main house, accessed via the utility room, and has a window to the front with far reaching countryside views. The other office is in a detached stone built outbuilding which is accessed via steps from the main terrace at the rear of the house.
Kitchen/Breakfast Room
The kitchen/breakfast room has dual aspect windows overlooking the rear garden and tiled flooring with electric underfloor heating. The kitchen is fitted with a comprehensive range of Shaker style base and wall units with complementary work surfaces incorporating a breakfast bar and a stainless steel Franke double sink with drainer. There is a rangemaster range cooker with a six ring LPG gas hob with an extractor over, space and plumbing for a dishwasher, and space for an American style fridge/freezer. In addition to the breakfast bar there is also space for a table to seat six.
Utility Room
The utility room has a door to the front and a door to the rear garden. It has space for hanging coats as well as an extensive range of built-in storage cupboards and access to a walk-in shelved pantry. There is a double butler sink, and space for two appliances.

The en suite bathroom has a bath with shower attachment, a separate shower cubicle, a WC and twin washbasins set into vanity storage cupboards.
Other First Floor Bedrooms

The two bedrooms are accessed from a central room which has eaves storage, built-in storage, and a window to the front with far reaching views over the surrounding countryside. This room could be used as an occasional bedroom if required, or as a play room or a seating/study area.
Gardens and Grounds
The property is set back from the road, screened by high hedges and with a gated entrance to the front garden which has lawned areas, decorative shaped box hedges, established shrub borders, and an extensive gravelled drive for parking.
A side gate in a stone wall leads into the side courtyard garden which is walled, with gravel and paved seating areas, established flower and shrub beds, and a central ornamental pond with a feature fountain. A trellis arch leads from the courtyard garden to the main garden at the rear.
Gardens cont'd
When landscaping the garden, the vendors were advised by Rosemary Verey OBE, an internationally renowned English garden designer who also worked for Elton John and for Prince Charles (now King Charles III) at his Highgrove estate. Ms Verey recommended terracing the sloping site at the rear and three levels were created with stone retaining walls with feature urns and tubs. The lowest level has an extensive paved terrace, spanning the rear of the house, for outside dining and entertaining. Established shrub beds include roses and lavender. Steps and a path lead up to the two upper terraces which both have lawned areas, established shrub beds, and inset mature trees including apple and cherry trees, and a birch tree.
Swimming Pool
A gate from the upper level leads to the private pool area which is fully enclosed by walls and fences and is not overlooked. The pool house includes a shower room, and a changing room/store which has a kitchenette for preparing drinks and snacks. The rear of the building houses the pump room for the pool equipment. The pool is heated by an air source heat pump and has a cover and a diving board. There is an extensive paved area around the pool for seating and loungers, with borders with a hedge and a fig tree. (It should be noted that the pool has not been used for a couple of years so may need some maintenance).
Situation and Schooling
Filgrave is a small hamlet situated in the Ouse Valley about 3 miles from the Georgian market town of Olney. There is a nursery/pre school in the hamlet, waking distance from the property, and lower school facilities are available in the neighbouring villages of Emberton and Sherington. These two villages also have bus services to the Harpur Trust Schools in Bedford, or the property is in the catchment for Ousedale secondary school in Olney.
