This fabulous, modern, detached six-bedroom house has large, light-filled rooms, stunning south facing gardens, a spectacular outlook and an enviable yet accessible location in the rolling Monmouthshire countryside.

With 3724 sq ft of accommodation, it features a splendid open plan kitchen/breakfast/family room, designed to take advantage of the uninterrupted rural views, plus three further reception rooms, six double bedrooms, a family bathroom, separate family shower room and three ensuites. It commands a slightly elevated spot, overlooking a beautiful valley and nestled beneath Chepstow Park Woods. With glorious gardens of 0.56 acres and a large south facing sun terrace, it provides superb indoor and outdoor space for family living and entertaining.

"We added the large family room as part of an extension in 2007 and I just love the flexible space. It has been brilliant for large family gatherings and we have had wonderful Christmases here, filling the house with joy and laughter."

The vendors were attracted to the property by the views. "My husband just couldn't resist them!" They also love the beautiful surroundings, the peace and quiet and the friendly community. "Itton is a lovely village and we enjoy the community feel and the social events and classes in the village hall."

In an area that's ideal for those who love the outdoors, the property is near to Chepstow Park Wood, an ancient hunting forest for Chepstow Castle, which is criss-crossed by miles of footpaths and cycle trails.

Yet despite its idyllic setting, Woodhaven is conveniently close to the market town of Chepstow, 4 miles away. For commuters, the location, on Itton Common, offers the benefits of a rural lifestyle, yet with easy access to the motorway network for travel to Bristol, London, Newport and Cardiff. The accommodation also includes a ground floor, fully fitted office, suitable for full or part-time home working.

The exceptionally well presented, upgraded and modernised property is one of two built some 30 years ago on the site of a former steam-driven sawmill for the Itton Court Estate. It sits slightly above a quiet country lane and is accessed along a private road which serves just three houses.

Step inside:- - Double wooden gates open from the private lane to an attractive, low-maintenance impressed concrete driveway, which leads through the beautifully laid out front garden. There is parking space for several cars outside a double garage with an automatic door.

The property is entered through a large glazed porch, leading to an entrance hallway, both having practical and attractive travertine tiled flooring. To one side of the hallway is a light and airy kitchen/breakfast room which is open plan to a spacious family room. The kitchen is fitted with high quality, handmade wooden units, painted in Farrow & Ball Ball Green'. There's an integrated dishwasher, fridge and freezer and a Range cooker. The worksurfaces are marble and the travertine flooring used in the hallway continues through the kitchen and into the open plan family area. At one end of the kitchen there is space for a breakfast table, set in front of glazed double doors which open to the sunny south facing terrace. In the family area there is additional space for a dining table and there's a cosy seating area around a multi-fuel stove set in a marble fireplace. The seating area is flooded with light from double doors set in glazed panels which open to the extensive sun terrace and frame the outstanding views beyond. "We have watched some incredible sunsets through those doors."

The impressive family living area has underfloor heating and Bose surround sound with ceiling-mounted speakers. It is part of a two-storey extension which the vendors added in 2007, extending the house from a four bedroom executive property.

Alongside the kitchen there is a useful, fitted utility room with a large larder cupboard, a Butler-style sink, plumbing for a washing machine, space for a tumble drier and access to the double garage. In the original part of the house, there is a dining room, with engineered hardwood flooring and glazed double doors to the garden, Next door is a lounge, with the same flooring and with bifold doors opening to a conservatory. The lounge has a fitted electric fire in a fireplace with a painted wooden fire surround. It is possible the fireplace could be opened up as the chimney is intact.

The ground floor accommodation is completed by a WC off the entrance hallway and an office with a comprehensive range of fitted furniture.

Upstairs the luxurious principal bedroom has a large, fitted out, walk-in wardrobe and a modern, fully tiled ensuite shower room. From the bedroom window there are wonderful views over the garden and the valley. There are three further double bedrooms, served by a marble-tiled family bathroom with a corner shower and by a separate family shower room.

Two further double bedrooms, in the extension, each have a walk-in wardrobe and an ensuite shower room. On the landing in the extension is an area which the vendor uses as a small study. "It's a cosy corner where I keep my gardening books and magazines. It's one of the things I love about this house - alongside the spacious and flexible family room, there are lots of smaller more intimate spaces where you can go and be quiet."

The eco-friendly property is well insulated and benefits from a ground source heat pump and solar panels.

Outside - The property stands in about 0.56 acres of beautifully landscaped grounds, the domain of a passionate gardener. The gardens have been developed for year round colour and interest, have been regularly opened in aid of charity and have featured in a gardening magazine. They include a small wildlife pond and an established wildflower meadow, where wild orchids, fritillaries, cowslips and snowdrops grow and where crab apple trees have been planted to attract birdlife. "The wildlife around here is wonderful. There are buzzards, the occasional red kite and robins that follow you round the garden."

In the front garden, there is an area of woodland garden with spring bulbs and a collection of Japanese Maples. Around the garden there are fruit trees and beautiful, established specimen trees and shrubs. There are roses, wisteria and colourful, well-stocked herbaceous borders.

There is a raised sun terrace along the back of the house leading down to a gently sloping rear garden. The terrace has a superb outlook over the valley and it provides plenty of space to sit and admire the surroundings. "In the summer we have garden parties and we have entertained 45 to 50 people, sitting out there eating home made cake and enjoying the garden and the views."

In the front garden, there is a sheltered pergola, with views towards the woods, which is a lovely place for a coffee in the morning sunshine.

Alongside the house, there are two garden sheds and a log store, as well as a plant room for the ground source heating.
