The Property

Thistle Doo is a charming country bungalow with separate holiday lodge, land, manège, stables and outbuilding, all situated in the heart of the Borders hunting country. Remarkable views stretch away across the stunning countryside that surrounds this compact and manageable equestrian property. The property occupies a rural, yet very accessible location, situated near the A68 trunk road through the Scottish Borders. The surrounding area provides beautiful countryside walks and rides. Kelso has a first-class race course and there are numerous golf courses in the Borders.

Thistle Doo

The accommodation is laid out over a single storey with spacious, open living areas and four bedrooms. The sitting room makes the absolute most of the fabulous location, with extensive floor-to-ceiling glazing framing views over Ale Water and the magnificent countryside beyond. The vaulted ceiling soars overhead adding to the sense of space, and a warming woodburning stove sits to one end along with an elegant decorative coloured glass window. French doors open to the elevated patio outside. The kitchen/dining room flows into the family room to offer spacious contemporary living. The kitchen is fitted with a range of units at wall and floor level, a grand ESSE stove as a centrepiece. There is ample space for a dining table and chairs. The adjoining family room can be flexibly configured for individual needs. The kitchen is served by a walk-in pantry and a large utility room with more workspace, additional sink and access to a useful WC.

There are four bedrooms with varying outlooks to the north, south and west. All four benefit from fitted storage and all are finished in relaxing neutral colour palettes. The bedrooms are served by a generous shower room with accessible walk-in shower, wash hand basin set on a vanity unit and WC.

Lodge

The timber-built lodge sits to the south west of Thistle Doo offering self-contained accommodation. The open plan kitchen and living room looks out across the same wonderful views as the main house and there is plenty of space to define the kitchen, sitting and dining areas. The bedroom has fitted storage and the shower room suite comprises walk-in shower, wash hand basin and WC.

The lodge correctly operates as a successful holiday let, with the peaceful location and stunning scenery proving to be a popular draw.

Externally

Thistle Doo is nestled within around 4.66 acres in all, including gardens, land, a substantial outbuilding with stables and manège.

The property is approached along a country lane to a large tarmacadam parking and turning area with space for several vehicles, horse boxes or equipment. Gardens wrap around the house with areas of lawn and a flagged patio in an elevated position looking to the distant horizon.

The land slopes away very gently to the west and north, divided into well-fenced paddocks of good quality grazing. There is a superb manège measuring approximately 35m x 20m that will appeal greatly to all equestrian enthusiasts. Close by is the large block and steel frame barn which houses both the stables and extensive storage for equipment, feed and supplies.

Agents Note

Thistle Doo is subject to an Agricultural Occupancy requirement. For further information contact the selling agent.
