A MUST READ TESTIMONY FROM OUR SELLERS..
"As the current owners of Napier Road for the last 19 years, we have loved making our house into a four bed family home, and making it into a property we are proud to have lived and raised our children in. This growing community has been our home for so long and we are sad to be leaving but it's time for new adventures for our family.
Situated in a perfect location for both city life and the feeling of getting away from it all, Napier Road is within easy distance of everything you need. There are great shops, bars, cafes and restaurants. You will even find up and coming pop-ups in nearby railway arches all within a 5 minute cycle of Westfields.
There are great schools in the area and this house is in the catchment area for the much sought after Jenny Hammond school which is a great community to be part of.
There are lovely playgrounds and parks, all of which are within walking distance from Epping Forest where you can spend hours exploring all that is on offer, starting at Wanstead flats, into the less known Wanstead Park and all the way to Epping by car or bicycle. Or you can easily get to the Olympic Park, wander down the canals to Here East or Victoria Park and into the delights of Columbia Road and Shoreditch.
Cycling to work in the city takes as little as 30 minutes but we are also served by fantastic public transport with a variety of frequent buses as well as being close to both the over and underground stations of Leytonstone, Leyton and Stratford. Getting to Kings Cross only takes 20 minutes from this house if you time it right! Park your bike in the bike hangar that the council provides or straight in front our house.
Our home is well fitted with a feeling of space and airiness. We've enjoyed an open plan living downstairs. There's a feeling of separation which we've created with a cosy front sitting room area complete with a working old Victorian fireplace decorated in Farrow and Ball paint and with custom made shelves allowing the light all the way through in daytime.
The middle section can function however you need, we use it for music and reading but with younger children this could be a safe play area. We have made the under stairs storage accessible and usable. It's plumbed in for a washing machine and easy access to meters and circuits.
The kitchen is a fantastic space to just be or to entertain. Light and airy with skylights and bifold doors to the garden it has lots of space and the perfect ergonomics for cooking and everyday use.
There's clever storage behind the "Naked" doors to hide things like mops and ironing boards as well as everything you want in your kitchen! We used copper for fixtures like taps and sockets and commissioned some beautiful distressed copper sheets to encase the island. There's gas central heating throughout the downstairs with modern vertical radiators but also electric heating under the hexagonal terracotta tiles in the kitchen for extra comfort with bare feet in winter.
Bifold doors lead to our low maintenance garden with raised planters to either side for all your growing needs! This is an absolute must in summer and has been our haven and another entertaining space in the business of London life.
Much of the house has original floorboards which we've recently had refurbished and filled for extra insulation and a modern bright look. The hallway and path outside has original Victorian tiles, the outside ones we unearthed as a stunning surprise when we first moved in.
All of the windows in the house have been fitted in the last 7 years, most of them in the most recent refurbishment in 2022. And there's a new modern combi boiler also installed in 2022."
Upstairs there is a family bathroom with cast iron bath/shower and an old Victorian sink. A lovely stained glass window casts colour into this room for extra interest. The back room was used as a bedroom for years but was converted during the pandemic into an office and music studio for working from home.
The middle bedroom is the perfect size for a single or double bed with natural light coming from the rear facing window.
The old master bedroom is a substantial sized double room with an exposed brickwork and cast iron decorative fireplace and original stained floorboards.
Heading up to the loft the owners have kept the exposed brickwork as they love the character it brings keeping in line with the period of this home and its original features.
The main bedroom in the loft was built in 2016. Natural light floods the room through two large velux windows, added benefit of bespoke in build wardrobes giving you extra storage space as well as drawer space near the rear window before entering down into the luxurious en-suite.
The crisp en-suite offers a generous walk in shower, modern fitted wc and sink, completed with tiled back wall finishing off this bathroom beautifully.
Now is the time to get in touch and personally visit this property and see how you could make it your own.
