From its immaculate gardens through to its stylish interiors and fabulous self-contained annexe, the appealing stone house on Battle Close is ready for its new owners to move straight into and enjoy. The current owners have upgraded the entire property in the time they have been there, transforming it into a magnificent, highly flexible, modern home. “We bought it knowing we were going to renovate it,” one of them explains. “As soon as we saw it, we realised it had potential and that it would be something of a blank canvas. We were keen to be in Emberton, as it is such a beautiful village, and we loved the tranquillity of Battle Close, which is a private road. Now that everything has been completed, it is a wonderful place to live and a great home for entertaining. It is a lovely house, which for the past few years has been at the very heart of our family life.”

EXQUISITE FEATURES
Thought to have perhaps once been part of a farm, the house sits beautifully within its immaculate landscaped grounds, offering ample off-road parking to the front and a private garden to the rear. “We really did take it right back and then worked our way through it, redesigning it all to make it all work well for us,” she recalls. “For example, we had a beautiful, new staircase made by a local woodworker that has a central space where someone could add a lift shaft in the future if they wished – we currently have a beautiful light hanging there, which makes a wonderful feature.”

BARBEQUE ROOM
The property is entered via a porch and then the grand reception hall. There is a substantial ground-floor drawing room, with an open fireplace, and then much of the living space is open-plan. “We decided to open the kitchen up into the dining room and had a very modern kitchen fitted. This has high-tech features, such as a Quooker boiling water tap, and has been designed in a minimalist style, where nothing is left out on the work surfaces at night.” With the dining table close by, this space is now perfect for entertaining and has also been designed to offer an easy flow through to another exciting addition. “We had a special barbecue room built, which is like an extension to the kitchen,” she explains. “It has two electric barbecues and bi-folding doors on to the garden – this has been fantastic as we have been able to barbecue all year round!”

BEAUTIFUL BEDROOMS
Upstairs, the layout of the property was also reconfigured to ensure there was plenty of space for the couple and their guests. “We divided one bedroom into two to make another en suite and then made ourselves a fabulous suite at one end of the house, with its own bathroom, dressing space and study. This versatile room has been the perfect place for our grandchildren to sleep when they have come to stay with us or could be used as another dressing room or extra study.”

SEPARATE LIVING
The annexe accommodation has also been a great bonus, offering independent space to visitors. “Again, this has been perfect for our children when they have come with their own small children,” she observes. At ground-floor level, the annexe has its own private sitting room. Stairs then lead to an upper floor, where there is a very large bedroom floor and en suite shower room. This living space could be ideal for a family member who wants to be close by while living independently or could be suitable for short-term paying guests or even for someone wishing to work from home, perhaps.

SUMMER AND WINTER
The property is very much a home for all seasons. “In the winter we love to light the open fire in the drawing room or making the most of being able to barbecue inside the house,” she says. “At Christmas we often accommodate 12 to 15 adults here, as well as children, and there is lots of space for everyone to spread out and enjoy. In the summer, there is nothing we enjoy more than opening up all the doors and spending time in the garden. We have had some great parties out there too.” The peaceful location has also been perfect for the couple. They enjoy being able to stroll to magnificent Emberton Park or over the bridge into vibrant Olney. “We can walk to all the shops and restaurants in the town and then return to this quiet place afterwards.” She admits: “This is such a lovely place to live – we are only moving because we are relocating, and we are leaving with very heavy hearts.
