A single storey home forming part of this character building located within the heart of Gerrards Cross. The village centre is literally 'around the corner' and opposite is the open space and woodland of East Common. This property is the perfect downsize option and comes with a garden and garage.

The front door leads to an entrance vestibule with tiled floor and storage cupboards. Open access leads to the spacious living area with recessed study desk area, fireplace, vaulted ceiling, views to the front, door in inner hall and wide open arch to the kitchen area. The kitchen comprises a comprehensive range of Shaker style units in white with quartz work surface areas and under unit lighting. Integrated Bosch appliances include fridge, freezer, four ring hob, extractor over, dishwasher, washer/dryer, oven and microwave. Cupboard housing Vaillant gas central boiler (serviced 3/9/22). There is a glass door to the conservatory with power points and doors to garden.

The inner hallway leads to the two double bedrooms, both with built in wardrobes. The bathroom comprises bath, separate shower stall, w.c and wash basin.

The property has access to a good size manageable garden with stocked flower borders and patio. Some of the properties at Hartley Court have extended on the ground floor so there should be the scope to do likewise subject to consents. There is a garage in a separate block.

Built in 1874 in the heart of Gerrards Cross in an enviable position over looking the open spaces and woodland of East Common. The property is nearby the main facilities of Gerrards Cross and is within a five minute walk of the railway station (Marylebone 20 mins direct). Gerrards Cross centre has an excellent variety of shopping including a Waitrose and Tesco supermarket. Close by, further along East Common is the Gerrards Cross Community Association. The GXCA was formed for the well-being of the local community and provides clubs, societies, adult education, a youth centre and leisure facilities .

The property is freehold. The residents have formed an association whereby £800 per annum is paid at quarterly intervals into a Hartley Court management fund run and managed by the residents to fund communal areas.

History of Hartley Court:

The building is Grade Two listed and one of the most iconic structures in Gerrards Cross. Erected in memory of Sir William Alexander in 1874 in a Tudor style. "Red brick with blue brick lozenge patterns; tile roofs with pierced ridge tiles. Central two storey gabled core connected by short one storey parts to outer two storey gabled terminal blocks. Brick gabled porches and triangular brick porches with castellated parapets. Windows with mullions and transoms. Barge-boarded gables and elaborate Tudor chimneys."
