Description

Puddington Old Hall is a charming Grade II* listed semi- detached property, thought to date back to the 13th century. The property sits on a former moated site within the village and offers versatile accommodation and an abundance of impressive period features. The total plot is approximately 1.7 acres.

The house is timber-framed, with roughcast brick cladding on the outer walls and a Welsh slate roof. Internally, some of the 13th-century timber framing is still visible, a perfect nod to the property’s history and character.

The accommodation opens in to a welcoming entrance hall which is flanked by an impressive drawing room and a sitting room, both of which have very attractive bay windows. The sitting room adjoins an impressive kitchen/ breakfast room which has a range of built in appliances and a central island. The remaining downstairs accommodation consists of a snug, utility room, cloakroom and a cellar (at lower ground level).

On the first floor there is an excellent principal bedroom which has its own dressing room and an en suite shower room. Bedroom 2 is of excellent proportion and has a large en suite bathroom.

There are four further bedrooms (Bedroom 3 has a Jack & Jill door to the en suite shared by the principal bedroom), a large family bathroom and a separate cloakroom.

The grounds are a wonderful feature of Puddington Old Hall. There are extensive lawns, a delightful courtyard area, herbaceous borders, a tennis court and a path which leads to an area of additional land.

There is a large outbuilding (in three bays) suitable for storage, and a detached double garage as well as plenty of space for parking.

Location

The delightful semi-rural village of Puddington lies in a convenient location to the North-West of Chester on the Wirral Peninsula.

It lies between the cities of Chester and Liverpool and enjoys excellent transport links offering convenient access to local and regional services. Neston in particular has a broad selection of facilities, shops and restaurants.

The historic walled city of Chester lies 8.5 miles away providing a more comprehensive range of services together with out of town retail parks, and there is good access into North Wales and its road network. Schooling is well provided with a good selection of Wirral and Cheshire schools, including Abbey Gate College and the Kings & Queens schools in Chester.

The area enjoys good road communications being convenient for the M53, allowing for ease of travel to all areas of commerce throughout the North West. Liverpool and Manchester are both served by international airports.

Hawarden Airport, which is 10 miles away, provides excellent facilities for private aircraft.

For travel to London there is a regular 2 hour rail service from Chester station to Euston. On the recreational front there are four Premier League football clubs within easy reach, rugby, cricket and tennis clubs locally, sailing on the Dee Estuary and several golf courses including Heswall, Northop, Caldy and Royal Liverpool Open Championship course at Hoylake.

Excellent field sports are just a short drive away and for the equestrian enthusiasts there is racing at Chester and Aintree and at Oulton Park, beyond Chester, there is a motor racing circuit.
