3. The current Lease has 81 years left to run, but you can approach the Freeholder at any time to buy more years (see information below)
4. The property was originally built around the late 1960's/early 70's, as Naval married Quarters; many of which still remain today though a large of the area has been redeveloped.
The following information is direct from the Management Company:
1. I can advise that the Leaseholders of the 124 properties on the estate that includes 80 Cornwell Close each own a Share of the Freehold. As they collectively own the freehold they will not charge themselves a premium to extend the Lease. My understanding is that all 124 properties will be offered the chance to extend their lease to a 999 year lease. Each lessee will individually be responsible for the associated costs i.e. legal fees, land registry etc.
We are in the process of doing this for another client and the indicative costs are:
Bramsdon & Childs Solicitors £450 plus VAT per property plus disbursements of about £80 per property
Zephyr will charge £50 + VAT per property for the associated administration.
These fees are based on at least ten properties proceeding with the extension.
2. The Leaseholder does not need to obtain permission from Tradewinds (Gosport) Management Ltd or Zephyr Property Management Ltd to change the external PVCu windows and doors.
