THE SITUATION
Medbourne is one of the most sought after Welland Valley villages and has a thriving community with a village shop and post office, a pre-school, the Nevill Arms Inn and Restaurant with its own tea rooms and the Medbourne Sports Club which has access to tennis courts, cricket and football pitches. The market town of Market Harborough is just seven miles away and offers a good selection of shops and supermarkets.
Furthermore, it offers rail access into London, via St Pancras International, from 57 minutes. The Midlands road network is easily accessed with the M1, M6, M69, A47 and A14 all within easy reach. Similarly, East Midlands, Birmingham, Luton and Stansted airports all lie within sensible reach.
Schooling in the area is exceptional with a primary schools in the village, with further choices nearby at Hallaton and Bringhurst. Excellent public schools are at Uppingham, Oakham, Stamford, Oundle and Rugby with local preparatory schools Maidwell Hall, Spratton Hall and Stoneygate providing good feeders for these.

THE PROPERTY
A mature and well-presented ironstone property set in the popular village of Medbourne, Burnside House, offers well-proportioned and characterful accommodation set over three floors.
Set to either side of the entrance hall are the sitting room and drawing room, both with attractive open fireplaces. Double doors lead through into the dining room, which has a wood-burner set into the hearth, and in turn has French doors leading out onto the terrace.
Off the inner hall, which also opens onto the dining room, is the generous kitchen / breakfast room, with exposed beams to the ceilings, and also has ample space for a comfortable family area set in front of another open fireplace. The kitchen is well-equipped, with a heritage-coloured Shaker style kitchen with Aga, secondary oven, built in appliances and space for a free-standing fridge/freezer.
Completing the ground floor is an extensive utility and off the hall, a cloakroom.
To the first floor are three well sized bedrooms, with two bathrooms, one of which is jack-and-jill to one of the bedrooms, and to the second floor are two further bedrooms.

OUTSIDE
A gravelled driveway leads to a parking area, which leads through to the rear courtyard.
The gardens are of a good size, wrapping around both sides of the property, with a lawned area to the front of the house, bordered by mature trees and shrubs giving a good deal of privacy.
The courtyard, which is to the side of the house, spans the depth of the property, with ample seating areas designed to make the most of the sunshine, bounded in part by mature borders and an ironstone wall with clematis and other attractive creepers creating a secluded space.
