The Hawthorns is a grand, Georgian, semi-detached home in the leafy outskirts of Liverpool city in a premium road in Wavertree. With spacious rooms, high ceilings, original features, open fireplaces, and mature gardens it is ideally placed for families or professionals who commute to the city centre but prefer a quieter life in the suburbs.

A wonderful period home on one of the best roads in the area it offers an incredible amount of room as Georgian properties so often do. With so many spacious rooms over two floors it gives so much flexibility and so many options to any prospective buyer wishing to stamp their own mark on such a great home in a super location.

Ground Floor
The front entrance is via a traditional heavy Georgian front door with arch glass above, into a porch allowing ample light via a beautiful stain-glass window to the side. A matching stain-glass internal door leads into a central hallway with wood panel flooring and a traditional full turn staircase leading to the upper floor.

All four receptions flow off the hallway with two overlooking the front lawn and two to the side. Elegant sash windows, ceiling roses, dado rails, traditional architrave, and coving compliment each room. Heavy set doors with brass fitments blend nicely throughout the house.

Each reception features a different open-fireplace and mantel with some original characteristics and cast-iron grates, taking us right back to how we once lived.

The wood-panel flooring continues through most of the ground floor with a change in one reception to dark laminate.

One side reception leads to a fantastic orangery with a quarry tiled floor, bare brick walls and a full glass roof and Georgian style windows and door which lead onto the rear garden.

The last reception flows to the rear of the house and the galley kitchen offering granite worktops, Elan range, Belfast ceramic sink and tiled floor.

This room also takes us back in time with a second staircase leading to a landing and bedroom to the rear of the house, most likely used as a maids or cooks living quarters but in this instance it’s a home office space and a fifth bedroom.

A full family size bathroom completes the ground floor and is placed next to a cloakroom at the rear of the property.

This bathroom has been recently fitted. Modern but still in keeping with the house it is fully tiled and features a ‘clawed foot’ full bath with shower and screen, large sink and W.C.

First Floor
Ascending the main staircase are four bedrooms leading from the landing. Three of these are of a substantial size and feature stunning open fireplaces with sash windows allowing masses of natural light. Attractive coving and architrave continue through from the ground level.

These bedrooms share one enormous family bathroom with free standing tub with claw feet, cast-iron grated fireplace, heritage sink and an Empire high-tank toilet, a real blast form the past but these ‘loos’ are making a real come back.

The fifth and final bedroom as previously mentioned is located at the top of the second staircase and overlooks the rear garden.

This is a super-size home with masses of flexible accommodation and still heaps of potential.

Grounds and Gardens
Although the home is semi-detached it offers maximum privacy to the rear and the Georgians certainly knew how to build a solid home so any noise from next door is minimum to zero.

The property sits back from South Drive and offers mature lawns to the front and rear. An original cobbled drive sits to the front and runs to the porch and a further tarmacked drive runs to the more recently added garage. The garage has access to the rear lawn.

The rear garden presents a brick and paved designed patio and a very private area to enjoy sunshine. The garden is walled and fenced with surrounding mature trees.
