Hailey Wood House is an individually designed property that was built nearly 20 years ago in a traditional style, on the site of some old farm buildings. Built to a high specification, with natural Cotswold stone elevations under a tiled roof, the well presented accommodation is arranged over 3 floors and including the studio/home office above the garage, extends to just over 3000 sq ft in total. On the ground floor, a generous reception hall provides a spacious entrance to the house and access to all the principal rooms. There is a handsome carved Cotswold stone fireplace in the sitting room, fitted with a wood burning stove, and part glazed double doors opening on to the rear garden. There are similar style doors in the dining room/family room and the study has a high sloping ceiling and another stone fireplace (not used). The kitchen/breakfast is fitted with a custom made range of floor and wall mounted units and incorporates an electric Rangemaster cooker, integrated dishwasher and fridge. Beyond the kitchen is the utility room where there is another excellent range of cupboards, one of which houses the oil fired boiler. On the first floor, a split landing provides access to 4 double bedrooms, 2 of which have en-suites, and a family shower. All the rooms on this floor have lovely far reaching views. On the second floor, there are 2 further bedrooms, a bathroom and separate WC.

Gardens and grounds:
The house is approached off a country lane through a wooden 5 bar gate which opens on to a large car parking and turning area. There is a detached double garage, above which an external cast iron staircase leads to a useful studio/office with a cloakroom. The oil storage tank lies behind the garage. The house is set back from the lane behind a Cotswold stone wall and there is a small area of lawn and a path to the front door. The majority of the garden lies to rear of house and comprises a large level expanse of lawn enclosed on all sides by traditional stone walls. It has a lovely southwest facing aspect and adjoins a field and immediately abutting the rear of the house, with doors providing direct access, are 2 paved terraces. In total the plot measures about 2/3rds of an acre (needs to be checked).

Hailey Wood House is set back off a small country lane on the western edge of Coates with views over fields towards Cirencester Park and Hailey Wood itself. The village of Coates lies in open farmland about 3 miles due west of Cirencester in an area designated as being of outstanding natural beauty and also within easy reach of Tetbury, Malmesbury and Stroud. There are many pleasant walks along local footpaths and within the neighbouring Cirencester Park. Amenities in the village include an active village hall and church, and there are two pubs in the parish within walking distance, although at the time of writing, the renowned Tunnel House is currently closed. The nearby market town of Cirencester provides a comprehensive range of services and amenities, and there are local primary schools in Kemble, Sapperton and Rodmarton. Kemble also has a village shop and an excellent train service to London, Paddington.

Distances:
