A beautifully presented fully modernised and extended, five-bedroom property occupying a delightful, rural garden site. Located in the popular village of Scotby, three miles east of Carlisle, the property sits on the fringe of the village in around an acre of garden with adjoining grass field.

Escott House has been renovated by the current vendor to create a beautiful family home. A substantial renovation in 2014 almost doubled the size of the property, with the addition of a new kitchen and dining room, large lounge and three new bedrooms including the luxurious master suite.

In 2019 the property was further enhanced with the addition of an oak framed pergola to the rear of the property, creating cover from the dining room bi-fold doors over a large patio which also features a hot tub. This area is both a practical and a fantastic entertaining space, fitted with heaters and lighting, the area can be used throughout the year.

The property offers plenty of living space, with three good sized reception rooms, the large modern lounge has a feature fireplace with slate tiles and built-in wood burning stove. The fireplace has clever storage concealed behind the fire to store logs and other shelving. Next door is a further lounge/snug currently used as a playroom, with gas fire and alcove shelving. Across the hallway is a good sized third reception room currently used as an office with windows on two aspects and a further wood burning stove.

The heart of the property is the modern and stylish kitchen/dining room, which features cream wall and base units and an island unit with built in breakfast bar. Granite worktops add a luxurious finish. Integrated appliances include gas hob, extractor fan, fridge freezer, two ovens with microwave and a wine fridge. Indian sandstone flooring flows throughout the kitchen and dining areas, out onto the patio. Bi-fold doors lead seamlessly from the indoor living space to the patio. A separate utility with storage and sink, washing and tumble dryer along with storage for coats, boots and shoes is a fabulous practical space.

On the first floor all five bedrooms are of a good size, the master suite featuring a large kingsize bedroom, a walk-in-wardrobe and a large ensuite bathroom with double sink, double shower and underfloor heating. The main bathroom is generous and features a central feature bath, walk in shower, double sinks with vanity unit and WC and underfloor heating.

Externally the property sits in around an acre of grounds, made up of half an acre of garden surrounding the property and a further half an acre in the adjoining field at the bottom of the garden. The property is approached by electric gates onto a gravel parking area, with space for multiple vehicles and a double garage with electric up and over doors. A large patio wraps round two sides of the property, with the main patio area covered with an oak framed pergola, perfect for dining and enjoying the hot tub, available by separate negotiation. The garden is mainly down to grass, mature trees and hedge, it also features a summerhouse which has electricity and a climbing frame area with wood bark chippings.
