We are delighted to bring Capon Hall, Capon Hall Barn, associated agricultural buildings and 6.7 acres of grazing land to the market. This unique property was refurbished in 2001 and the barn was converted in the same year, and offers versatile living space and with scope to further enhance and update. Boasting spectacular open views across The National Park as far as the eye can see, and with no chance of this being interrupted in the future. Capon Hall is an ideal equestrian property or hobby farm.

Capon Hall offers over 4275 square feet of internal space including the garage, and the detached converted barn, 710 square feet. There are two large agricultural sheds with vehicular access, attractive gardens, a field at circa 6.6 acres, and extensive parking and yard space. A very versatile property and perhaps ideal for 2 families wanting to retreat to the beautiful Yorkshire Dales.

Ground Floor - An entrance porch leads into a wide reception hall. Spacious farmhouse dining-kitchen with delightful views, oil fired AGA, extensive range of fitted units, centre island and walk-in pantry. Off from the kitchen a WC and good sized utility room, also housing the oil-fired boiler.

A large reception room to the front is currently set up as a dining room but could also be a living room, again with fabulous views. Featuring a large stone fireplace incorporating a multi-fuel stove and log store, and a door onto the rear courtyard. This rooms leads through to an inner hallway with a further utility / generator room, large home office / studio, and with a short flight of stairs leading to a workshop and the garage. There is also access to the first-floor master bedroom suite from here. A spacious yet cosy sitting room is off the rear of the reception hall and features an impressive inglenook fireplace with 2 beehive ovens and a multi-fuel stove.

First Floor - To the first floor, a spacious and light landing leads to 5 double bedrooms including 3 en-suites, and a large family bathroom. All have delightful long-distance views.

The Barn - The Barn has been converted to provide a detached annexe to the main house and is ideal for a dependent relative or perfect as a holiday let (subject to approval). To the ground floor there is a cosy living room, WC and kitchen, and to the first floor, a large master bedroom with single bedroom off, and an en suite bath room. The barn also benefits from the fine views.

Agricultural Sheds - The larger of the 2 agricultural sheds (Top Shed) at 4500 square feet has a built-in vehicle servicing lift, power and water, and in the past housed a car collection. Bottom shed is also of good proportions at 2350 square feet and again has power and an outside tap close by. Both sheds have vehicle access onto the bottom yard with further access up the side of Top Shed onto the main courtyards. There is also a greenhouse included in the sale.

Outside - The main house area has extensive stone set courtyards and parking to front, side and rear (which leads to the integral garage), and a stone built, and refurbished pony shed which has power, water and heating. There are 2 main garden areas laid to grass and with the larger having a pond and the smaller off the rear courtyard. Both have 5 bar gates for access.

Both properties have oil fired heating, mains electricity, water is private bore hole, drainage is into a septic tank, and broadband is installed.

Vendors View - Capon Hall, or 'Capna' or 'Capmanhow', as it is known by many local people, is believed to date back to the eleventh century, although then it is likely to have existed in the form of a basic timber-framed structure. At that time it formed part of the vast Fountains Abbey estate and was probably used by the monks engaged in looking after the sheep that grazed on the moor.

Since then the house has gradually evolved into a solid stone building, and was a working farm with approximately 455 acres until 1983. At this time parcels of land were sold off and Capon Hall Cottage became a separate dwelling under separate ownership.

We bought Capon Hall 21 years ago. It was then in a dilapidated condition, and we have since endeavoured a sympathetic restoration without altering any remaining original features.

We were attracted to Capon Hall because of its unique position with spectacular panoramic views that we felt stood little chance of being spoilt as we are within the Yorkshire Dales National Park. It is an ideal place from which to walk to Malham Tarn and Cove and join the Pennine Way.

It was also both useful and reassuring to know that all facilities and transport links exist in the market towns of Settle and Skipton that are only five and 13 miles away respectively. This means it is easy to drive to the Lake District, travel to Edinburgh on the scenic Settle-Carlisle railway or take a train to Leeds and London.

The name Capon Hall does feature on OS maps. The house also features in many local books, and local history society makes frequent reference to past residents.
