The spacious entrance hall is a rare luxury, a perfect place for greeting guests. Off the hall is the large yet cosy lounge room with a wide bay window. Double glazed doors from the hall lead to the big bright kitchen diner with French doors out onto the garden. Even on winter days sunlight streams in.
The stairs wind up to a half landing with an original stained glass window. Upstairs the spacious main bedroom looks out onto the woods opposite. You'll wake in the morning to the sound of birdsong and can see woodpeckers and owls in the trees without even taking your head off the pillow. On this floor you also have a large second double bedroom overlooking the garden, and a single bedroom, currently used as a study/ office with woodland views. There is a family bathroom with a separate toilet, and a useful linen store which also houses the boiler.
Outside, the larger than average garden can be accessed via a side entrance. Great for bikes, dogs and muddy kids. The garden has been mainly planted with evergreen trees and shrubs to provide interest and colour all year round while being easy to maintain. Close to the house is a paved patio and at the rear a large garden shed that could easily be replaced by a home office/studio if required.
In an area filled with community spirit you'll soon get to know your friendly neighbours. Local children attend the excellent Ivydale School which caters for Nursery, Infants and Primary ages. Limesford Road runs from Ivydale Road alongside the Southern edge of Nunhead Cemetery meaning protected green space and little through-traffic. There are plenty of attractions nearby: blossoming array of shops on Nunhead Lane, and the green and leafy expanses of Peckham Rye just minutes away.
A short walk in the other direction, One Tree Hill provides winding woodland walks and spectacular views over London from the top. Amazingly for golf enthusiasts there is a golf club within walking distance!
Take your time in the morning to stroll to Nunhead Station (Zone 2) for travel to Victoria, Blackfriars, Farringdon, City Thameslink and St Pancras. Peckham Rye (Zone 2) links to these and to London Bridge and also has East London Line services to Canada Water, Shoreditch, Hoxton, Dalston Junction and Highbury & Islington. Other useful local stations include Honor Oak, New Cross Gate and Brockley.
