Description

The sale represents a rare opportunity to purchase 374.3 acres (151.48 hectares) of peatland moss, to the north of Wigton, on the Solway Coast Area of Outstanding Natural Beauty (AONB). The land forms part of the wider Bowness Common Site of Special Scientific Interest (SSSI), totalling about 1,875 acres (758.79 hectares); the largest raised mire remaining in England.

The sale offers significant amenity, biodiversity and environmental opportunities, such as peatland restoration and carbon sequestration. The land also benefits from the income of a Higher Level Stewardship Scheme.

The Property was originally part of a wider peatland system, which included Glasson Moss and Whitrigg Common. There are considerable areas of active bog growth across the Common, allowing a variety of wetland species to thrive.

In other parts of the bog, the surface has been modified by peat cutting, drainage works and burning. Despite this, there is still a good depth of peat. In the drier areas, especially around the edges, there is an abundance of birch, lichens and patches of purple moor grass.

The land hosts a good range of breeding birds including sparrowhawk, curlew, snipe, sedge and grasshopper warblers. Other species recorded include black grouse and hen harrier. The area is also noted for its sizeable colony of the scarce large heath butterfly.

The most recent reports available identify the SSSI as being in an unfavourable recovering condition. This gives the opportunity to further enhance the mire and bring it back up to a favourable standard.

The vendor has agreed to a one-year extension of the existing Higher Level Stewardship Scheme, which provides an income of around £22,700 per annum. The land may be suitable for entry into a new agreement under the Countryside Stewardship Scheme.

Subsidies and Grants
The land is registered on the Rural Land Registry. The vendor has claimed and will retain the 2022 Basic Payment Scheme (BPS) payment. The BPS Entitlements are not included in the sale.

The land is also subject to a Higher Level Stewardship Scheme, extended to now expire in 2024. The purchaser will be required to take over and honour the remainder of this agreement.

A public footpath runs through the land, which is also designated as open access under the Countryside Rights of Way Act (CROW). The land benefits from various rights of ways reserved over adjoining farmland east and north of Anthorn, together with additional rights over Rogersceugh Lane and the track north of Anthorn.
