Features and description

  • Large level building plot circa 0.3 acres.
  • Consent very recently gained.
  • Planning for a highly flexible four/five bedroom executive home.
  • Integral double garage and space for landscaped gardens.
  • Situated in a popular and vibrant village.
  • Good access to nearby towns and Bodmin Moor.
  • Stunning Eastward views towards Dartmoor.
  • Well suited to those who work from home.
  • Total accommodation space amounting to 2755.56ft² (256m²).
This is one of two building plots located in the heart of the popular village of Coads Green which has a country primary school, thriving social centre and Methodist Church. On 1st July 2022 under application number PA22/02709 Cornwall Council granted conditional planning consent for the erection of two, four bedroom dwellings with integral double garages within the curtilage of the existing property Sorrento, which is currently undergoing renovation. This has created a perfect opportunity for a self-builder to look at the development of a substantial family home.

The plans detail well-proportioned accommodation which will be highly flexible and suited for those who work from home. The property will have open plan living with a separate snug/lounge and two of the four bedrooms having en-suite facilities. The master bedroom suite will have stunning views to the east over surrounding countryside and the western slopes of Dartmoor. Above the integral double garage is a large home office/hobbies room also with en-suite facilities. It has a private staircase ascending to it which can be accessed through the house but also via its own front door opening up opportunities for separate use/accommodation.

It is envisaged that the homes will have air source heating and the seller will provide on-site utilities to include mains water, electricity and private drainage. The site will also be provided build-ready, with the required Cornish bank in place separating it from the existing property, existing outbuildings removed, 1.8m high fencing along the northern boundary and access road setup suitable for heavy vehicles.

The planning conditions are currently being applied to be discharged to allow all works to begin. The aforementioned works will commence upon legal completion of the site and as soon a CIL exemption has been confirmed. We see this as a great opportunity for a self-builder wanting to live and be part of a village community with good access to towns and moorland landscapes and well worthy of an inspection.

The site is located in the village of Coads Green which lies approximately seven miles to the South West of the former market town of Launceston. Launceston itself offers a wide range of shopping, commercial, educational and recreational facilities and lies adjacent to the A30 trunk road giving access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction. Coads Green is also within striking distance of the towns of Callington and Liskeard. The continental ferry port and city of Plymouth can also be reached in approximately 45 minutes.
From Launceston proceed out of the Town Square along Western Road towards Pennygillam Roundabout. At the roundabout take the third exit signposted South Petherwin. Proceed for approximately five miles through the village of South Petherwin and at the crossroads at Congdons Shop turn left (signposted Callington). Proceed for a further mile and upon entering the village of Coads Green take the first left hand turning (just before the road narrows with the traffic calming). Upon reaching the next set of cross roads continue straight ahead where the entrance to the development will be identified on the left hand side marked by a Webbers For Sale Board.

Established in 1924, Webbers estate agents are a national award-winning, independent estate agency, voted in the Top 3 estate agents in the UK for customer service in 2014. We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.
